STR Data in Austin Shows That Inventory is Actually Decreasing

Interesting data point showing that short term rental/Airbnb inventory in the Austin area has actually decreased 3.1% in the last year. What are y'alls thoughts? I can say that we have noticed a boost in performance this year on a lot of our properties.

Like what @John Underwood said what caused the decrease? Markets work on equilibrium basis so a departure of 3% signals the market was either out of balanced or was in balance and forced now out of balance by something like regulation.
