Hi @Jared Crouch

Here is what I use to calculate the return on a VRBO property, everything in blue should be updated for the property your looking at - my numbers for nights/rate came from the property management I am using on this one, and is based on similar units they rent out in the same area.

This was a great post.  I have been getting very close to purchasing one myself.  The calculator was quite useful!

It seems in most areas, vacation rental property management companies charge 40%. Some higher. In Sedona they only charge 20%. Needless to say, budget it in- it's a significant chunk of the gross monthly.

@Nayt Grochowski, I realize this is an old thread but I was wondering if there is anything I can do to get a copy of that VRBO Google doc. I have one SFR and I'm looking into getting a VRBO property in North Padre Island Texas. I live within 3 miles of the property so my wife and I will be managing it ourselves. It all seems great but the VRBO aspect is making me nervous. Anything is greatly appreciated.

Getting ready to jump into an island property as well for STR. Stay in contact. I'm sure we could help each other out in some way.

Hello everyone, im new here but I just acquired a 3/2 flat in Puerto Rico. Any suggestions on how rent or air bnb rates go over there or how should I approach this?

Great sheet. Is your vacancy rate at 50% usually?

start taking a look at other similar properties in your area. i.e. bedrooms, how many it sleeps, is it a house/condo/etc, location. all this will help as a reference point to start.

I know there was talk quite a while ago about a possible dedicated STR forum here on BP. I cannot seem to find that. I see lots of THREADS, but suspecting I'm missing the motherload somewhere. Anyone know if that happened?

    Hi All,

I am new to this platform and real estate investment who is looking for a great advice on to choose location for vacation rental property. I live in NJ and open to invest near to NJ as first time investor, however if its good location with high occupancy scenario I am open to other location in USA.

Can anyone please help me to find good location?

I have been searching this STR and LTR since 2-3 weeks and struggling with decision to make on either on STR or LTR.

NOTE: I am new to real estate investor so my apologies for any silly questions I have asked here.

    Thanks

@Amit Desai no such thing as a silly question! Here's a report which may make you feel more confident about your decision:

South Jersey is at the top of the list. Of course, should you decide on Florida and especially Orlando/Disney area, we are happy to help :)
