Hi everyone! I'm Karina, a Realtor in Central Florida — Orlando and Kissimmee. I work mostly with out-of-state and international investors helping them grow their rental portfolios. ROI is my focus, not just closing deals — short-term, long-term, mid-term, whatever the numbers say makes sense.

A lot of my clients are scaling from one property to a few, so I spend a lot of time underwriting next deals and looking at refi vs. sell decisions on what they already own.

Here to learn from this community, share what I'm seeing on the ground in Central Florida, and connect with investors, lenders, and other agents.

    Hi Karina

    I support agents with contract-to-close coordination—helping manage deadlines, paperwork, and communication so nothing falls through the cracks.

    I often work with agents handling multiple transactions or investor deals, so I’m always happy to be a resource if things ever get busy.

    Would love to learn more about your focus in the Orlando market.

    @Karina Garate

    Welcome, Karina! Love the approach of focusing on ROI first and not just transactions. That's the mindset serious investors are looking for, especially in a market like Central Florida where strategy matters a lot right now.

    Sounds like we work with a similar type of client as well. I'm heavily involved on the financing side with DSCR and Non QM loans, so I spend a lot of time helping investors scale, analyze refi opportunities, and structure the next deal.

    Would definitely love to connect sometime and hop on a quick Zoom or call. Feels like there could be a lot of value in sharing what we’re both seeing in the market and potentially helping each other’s clients 👊

    Welcome, Karina. Always good to see more Central Florida professionals on here.

    I like your focus on ROI over simply closing transactions. The investors who consistently do well seem to treat every acquisition, refinance, and disposition decision as part of a larger portfolio strategy rather than a one-off deal.

    Orlando and Kissimmee continue to attract attention from out-of-state investors, but I've found that local execution often makes or breaks the numbers. It's one thing to underwrite a deal correctly and another to navigate renovations, contractors, insurance issues, permits, and turnover efficiently.

    Curious, what trends are you seeing right now among your investor clients? Are they leaning more toward long-term rentals, short-term rentals, or value-add acquisitions?

    Hey Karina! ROI focus over just closing deals is an underrated aspect of being a great realtor. That's the kind of trust clients actually remember you for. Refreshing to see.

    My name is John, Central Florida based. I work on the property management and operations side of real estate investing. A big chunk of the investors I work with day to day are out of state or international — so I know that world well from the operational side.

    Sounds like we're seeing the same market from different angles. Would love to connect.

    — John
