Hello everyone, my name is Donte and I am newly licensed agent. I am looking to grow my network of investors, builders, lenders and real estate professionals. My company specializes in finding distressed and off-market properties for investors. Looking for any recommendations and advice for someone starting their real estate journey.
Welcome Donte, and congrats on getting licensed. Since your focus is distressed and off-market deals, it helps to have a lender lined up who handles both regular owner-occupied loans and investor products like fix and flip, DSCR, and bank statement loans, because a lot of those buyers won't fit a standard bank box. I'm in the Valley too, so happy to connect and compare notes on how investors are financing deals here.
Thank you for the advice @Joe Piccirello . i would love to connect and add you to my book. I definitely want to know how investors are putting together deals especially in the this economy.
Perfect! I just sent you an email. It has all my contact information. I’m looking forward to connecting and hopefully getting some deals done together soon!
@Donte Williams Welcome to the real estate world, Donte! Connecting with the right lending partner can make a big difference when working with investors. If you ever need help exploring financing options for your deals, feel free to reach out!
@Donte Williams fun fact: I actually got into investing listening to BP podcasts while hiking up Camelback, so Phoenix has a soft spot for me. My advice to newer agents working with investors is to become the center of their world. Add value, start or join a meetup, connect people. You don't have to be the expert on day one. When we built our team, we built it the same way we run our own rentals: treat it like a business, communicate clearly, and bring value before asking for anything. We also push our agents to invest themselves, because owning a property teaches you more than any class. Be brutally honest, too. If a deal doesn't work, say so. Investors remember that, and it's fine if a few people don't like hearing it. Looking forward to following your progress.
