Hi, All!
A friend introduced me to this site and I look forward to meeting some of you at the next meetup!
My goal is to gain more knowledge of the flipping process and learn about buy and hold properties as an income source. I love my job as a Realtor and have learned a lot from the investors I've worked with. I will eventually buy investment properties in San Diego.
I completed a full renovation of my personal home in Kansas City, MO in 2005 and loved it. I made a lot of mistakes (over-improving for the area) without guidance, but I learned so much from it. I was 25 and it was my first project.

Hi @Jennifer Lamb I am in San Diego as well! I work for a boutique commercial brokerage that specializes in multifamily. Renovations are so much fun! Hi Jennifer, I am a newer investor in San Diego. I have a duplex near one of the universities and am currently in escrow on a four Plex. I am just curious what is it that attracts you to the San Diego market being that you are out of state? My strategy is to owner occupy my units renovate them, live in one unit for a year or two and then move on to the next one. Z

Kansas City is actually a great place to invest, but since I'm here and don't plan on leaving, I will invest here first. Many investors own in other states and I may eventually purchase multi-family properties in KC. A fourplex in KC can be purchased for around $160k. Pay it off in a shorter time-frame to reap the benefits of rental income.
I think you have a great strategy for the San Diego market and to avoid the taxes. Good thinking!
I see, I was just curious because I plan on exchanging my properties here for multi-units in the Midwest. I hear Kansas City MO is a good market. I plan on taking a trip out there to access the market. I definitely still have a lot to learn. Thanks for reaching out and good luck! Z

Hi @Jennifer Lamb I am a San Diegan just getting into investing myself, and owner-occupy my SFR investments one at a time here in up and coming areas -- have been looking to put the proceeds from my last sale into some properties, and have been discouraged by the pricing here in SD -- after some time on BP I'm seriously considering the KC market and have started looking there. What a coincidence! I am an investor, also licensed agent in CA working in San Diego; AND.... doing deals in Kansas City, MO! I would love to chat about areas, contacts you have out there, contractors, etc. in Missouri. I just bought a duplex in Independence, MO and looking for other similar stuff.
