Hello all, my name is Matthias Wilson. My wife Jen (a real estate agent) and I are real estate investors mainly interested in buy and hold single family rentals, as well as flips. We have a free and clear rental property in Crestview, and a financed rental property in Destin. We close on our third rental property next week, and are excited about the way forward. Our long term goals are financial freedom, including matching my current salary with rental income in the next 4 years. Looking forward to meeting local investors and hearing new ideas!

I grew up in the Niceville area, but am interested in finding a small beach-proximate property to buy/hold. Welcome to BP!

@Jennifer Ross, I live in Niceville it is safe and has the best schools in the area. I moved form Arkansas and am still adjusting to the cost of living here. The Niceville market is HOT for retail houses and inventory to rehab is low. The cost of entry is much higher than the mid-west but so are retail houses. For example a 3/2/2 will sell for $200k+ at retail and be over $100k pre-rehab and theses are 1970's houses. New homes start around $275k and the median sale price is north of $325k. All that being said I love living in the area it is close to Destin and the bases and very close to the water, much of the city is walking distance to a the water.

@Jennifer Ross Niceville is one of the most desirable areas to live in Okaloosa county. Easy access to military bases, fort walton, and destin which is where most of the jobs are. A+ rated schools. Like all areas where flips are easy to sell they are a little harder to buy but can still be done on the MLS. There are a handful of wholesalers as well.
