Hello from Peculiar, MO! (What? Never heard of it?)

Guess I did this a little backwards - stared posting in the forums before I introduced myself. I'm just itching to get stared :o)

I've been in the Kansas City area since 2000 (Peculiar is 45mins from downtown Kansas City), Springfield/Branson area before that, and East Cost as a kid. A computer geek by day and a Zillow-addict by night, I realized recently that, even though we've found our dream home, I still *love* looking at properties and thinking of the possibilities.

My husband bought a duplex in '96 (pre-wife) and lived in one half while renting out the other. He soon moved out because he couldn't afford it. Fast forward twenty years, a refi, and a few kids later, and I started taking a closer look at the numbers. To my surprise, little to no cash flow. We thought we wanted to get it paid off as soon as possible, but are now realizing that's not in line with our goals. So, after running the numbers and looking at options, we've decided to sell and start fresh with the equity from that property to build cash flow from new buy and hold properties.

We'd like to keep things local to start, so we would like to connect with sellers, property managers, and contractors around the KCMO metro (especially the Missouri side - Lee's Summit, Blue Springs, Independence, Grandview, Belton, Raymore) and around Springfield, MO (Nixa, Ozark, etc.).

Looking forward to learning all I can from everyone here!

Hi @Cole Sims - Thanks, I'll be in touch!

@Mark Nolan - There is SO much information here - it's pretty overwhelming at first. Good thing I've got some time to review before we get started in the Spring!

@Sylvia B. - It's funny, isn't it? Mexico, Tightwad, Clever.. The list goes on and on!

    Hi @Laura H.

I'm a real estate agent and investor and I work out of Platte City. I'm a lot like you, realtor.com addict that decided to dive in, buy a flip house and renovate it, and get my real estate license. If there's any way I can help, let me know!

Awesome! My family just moved here about a year ago from St. Joseph. We love it. Small town feel, but we're not too far from the conveniences of St. Joe or Kansas City. @Laura H.

Hi Laura - I'm active in Grandview and south KC areas with 27 units.  I've looked at some multis in Peculiar just haven't found one that quite worked.  Ray-Pec schools are a plus.  Good luck, welcome to Bigger Pockets.

Hi @Cliff Harrison! Yes, I agree - Peculiar is just a little too small town/far south for most folks. Although, I do like it for our primary residence because of the schools.

The purchase timeline on your profile is awesome! Would love to talk with you sometime about how you were able to accomplish all of that.
