New to investing looking to enter into the Rochester area

Hello Fellow investors, Hope this thread finds everyone in good health and good spirits. I am looking to purchase my first investment property and find myself extremely hesitant and unsure of the type of investment(multi vs single family)  as well as local area to choose. I have researched for years and seen the common notion of just jumping into it but when you are making a major investment it is easier said then done. So my question is does anyone have any advice on Rochester investments, management companies etc that may be helpful, I am currently seeking the 19th ward area however open to other low crime areas as well.

 A little about me I a 31yr old single parent looking to purchase my first of many investment properties in the quest for financial freedom. I currently own a condo in NYC which is my  primary residence and will ultimately become a rental as well when I am ready to move into my dream home.
