Newbie from Southern California (Orange County)

Hi Everyone!

My name is Bikran and finally took my first steps in Real Estate by signing up for BiggerPockets! I'm a CPA working with a local consulting firm and have been in the accounting industry for about five years. I've always had a passion for Real Estate and figured, might as well take the steps now and act instead of regretting it 20 years down the road.

I'm in the process of creating a business plan and have bought some books to read (i.e. Rich Dad, Poor Dad and Think and Grow Rich). I have also signed up for the local South LA REIA group and will likely be attending those.

If there are other investors from Southern California (Los Angeles, Orange County, San Diego markets) that have opinions on what networking events I should attend, please let me know! I'm open to suggestions!

If you would like to chat before then and talk about investing let me know. I am in Mission Viejo and can get together at my local Starbucks. Your ALL in cost is only a cup of coffee. I am currently flipping homes in Orange County and teach others how to do so as well. I started a wholesaling group and spend my Saturday mornings with them. I am looking for my next purchase at the court house steps, while I am working on a few more. Good Investing...

@Bikran Sandhu, first off, welcome to BP! I am also new to REI and will be returning home in the fall to kick off my business in SD County. I'm originally from Mission Viejo so OC is my home! I'd love to meet up with you when I get back in the fall and see if we can work together. I have actually been looking for a solid REI minded CPA and I'd love to see how we could help each other.

BP is what you make it. The more you put in, the more you will get out of it!
Listen to the podcast for extra inspiration and investing advice and post in the forum for any questions you have. Members here are really eager to help. We're all working to succeed together.
Also, check the "networking events" tab under "Community" and go out there and meet people. That's the way to build powerful relationships. In fact, if you’re interested in investing out of state, check out The Out of State Real Estate Investors of LA Group.
Like you, I am living in CA (Los Angeles), but I focus on investing out of state for the 3x cash flow and reasonable cost of real estate. Florida is my state of choice.
P.S. - Two of the best books you can read (and re-read) are Rich Dad, Poor Dad and The 4-Hour Workweek. Both have been mentioned numerous times by guests on the Bigger Pockets podcast and I have detailed notes to both books. If you would like a copy, just let me know and I'll send them over. (but it's still highly worth buying the books.)

Welcome, You will find a wealth of information here. Im in Temecula, not too far away from you. Great place to start investing if you want to stay semi-close. A nice 3-4 bedroom is $400 or so. Great area, low crime, great schools, Best of luck to you, Christine

@Bikran Sandhu how has it been going what have you been diving into as far as real estate lately? I am learning every day about for closures pre-foreclosures and I'm finding pretty good deals. Are you going to the real estate meeting at the Mission Inn in Riverside on June 28th.

@Jairo Garcia what's up heading to the riverside real estate meeting on June 28th at the mission inn. We are having a few bumps in our selling process in corona. My realtor from bigger pockets is doing a great job just some confusion on the listing contract because the title company he is saying has my uncle as co-trustee and the title company I guess has not even been updated to show that he resign as trustee about almost 6 months ago??? So the listing contract has to remain the same intill that's updated I am taking it?? Thanks for any insight bigger pockets.

@Robin Boyer Hey Robin, It's well. I'm still researching. I've developed my preliminary deal analysis templates for Fix/Flip, and possibly BRRRR, but, unfortunately, I don't think I can find any properties that will meet that criteria (at least in South OC). I'm trying to expand my search to at least 2 hrs driving distance from my house so that I can cover a lot of different markets.

@Bikran Sandhu I can suggest a few good people for you to call if your looking outside OC. South is OC is very very expensive. I haven't even looked there because any property there is gold. I am going to the real estate meeting on the 28th you are welcome to join. I will also have a open office this year sometime at 130 industrial way corona. Getting ready to put it on the market.
