Newbie investor from Coeur d' Alene, Idaho!

Hello,

My name is Jean Jöstlein and I love real estate!!

We have been in real estate for over 20 years investing and managing residential and commercial properties in Illinois; we made the big move to northern Idaho a couple of years ago.

We are looking to our add to our commercial and agricultural properties ( -- commercial tenants are much easier to work with!) by flipping. 

Investigating getting my real estate license to fund said flipping/ investing--found I really enjoy sharing my wealth of experience with 1st time buyers and those looking to relocate. <Any input on this subject is welcome! 

I also have a landscape design background-- very helpful in curb appeal!

We have experience (too much!) rehabbing and looking to expand our investor network to include more like minded individuals in the Spokane/ Post Falls/ Coeur d' Alene/ Sandpoint/ Bonners Ferry areas. 

I found BiggerPockets through an internet/podcast search-- lots of information archived here I can't wait to explore!

    Yes, definitely would love to catch a coffee-- I am taking your advice from other threads and attending the North Idaho REI monthly meet- up...seems pretty intense...I am pretty laid- back (even with coffee)!

    I'm totally piggy-backing this convo but would love some input from locals. I am planning on moving my family from Kansas City to Idaho. I've considered the Boise Metro area but we love the beauty of Coeur D'Alene and Northern parts of Idaho. What is the investing climate like in Northern parts of Idaho?

    I've got a few deals under my belt and would be looking to wholesale and flip. Any information or advice would be much appreciated.

    Hello Paul!

    Jump right in the water is warm! -- CDA market is pretty tight, like another poster added, the surrounding areas have more to work with at any given time. Spokane outwardly seems to have a lot more action-- just out of the sheer numbers (larger population).

    We love the area but, we wouldn't be considered "locals" for at least 15 yrs....or more....or ever! ;-)

    You would be best talking to one of the experienced investors from CDA-- maybe someone else will chime in!

    Hey Paul, 

    CDA is a beautiful place to live.  I grow up here, moved away at 18, and came running back after a few years of living in different parts of the country.  The investing climate here is very competitive, but if you have a few deals under your belt, there's still plenty of opportunities to be had.  They're just rarely ever being advertised.  I personally believe you have to "hit the streets" and market directly to owners if you want to be a successful investor in North Idaho.

    Thanks @Nick Beveridge, that sounds very familiar to the market where I'm currently focused. The only deals I've been able to produce are a result from a direct mail campaign to motivated sellers. Being that I'm a small fish in a big pond, I'm not quick enough to score deals from wholesalers. 

    That is encouraging that you've had success in a similar fashion. Thank you for the insight. It's very helpful!
