Hello BP forum! New Investor in Grand Rapids, Mi area

hello BP forum! My name is Dale Ferguson and im a new Investor in the Grand Rapids, Michigan area. I have a short backstory on how i got here but im excited to get into real estate. It all started last year with one of those ads you hear on the radio about getting into real estate. Yup my wife and I was one of those people who went in for the 3 day seminar and while we didnt sign up for the expensive classes for Snap flip/Response we did sign up for a not as expensive but still expensive class on a credit card. I did gleam alot of info and i got access to their software from this i still felt like i needed more. The program i was signed up for had a 3 day boots on the ground event that we went to and we learned a bit about how to find deals using their software or the MLS. It took a few months but i stumbled upon bigger pockets and i habe been listening to podcasts, bought a couple books and am on my way to finding our first deal and getting our finances in order. I will say when the wife got me to goto the first seminar i was sceptical about getting into real estate but now i have been bitten with the bug. It is a daily habit to listen to a podcast and analyze houses. We are currently waiting for the next rei club meeting so we can attend our first one and really start to talk to people that are getting things done. My ultimate goal is to have some rental properties, doing flips and wholesaling when needed. I want to start small by providing good wholesaling deals that are both honest and fair to everybody as i feel that is the foundation of good business. If anyone is in the #GrandRapids area and would like talk with us we would love to talk with you.

    @Dale Ferguson Hi Dale,

    There are three RPOA meetups and if you have not joined I would start there for the Grand Rapids area. Are you looking to flip or rent and do you have a team built out to execute your plan for either. There is also a Facebook group for GR if you search for it.

    @Dale Ferguson

    Welcome to world of real estate. You can learn from local REIA meet ups; where you meet people in motion locally.

    Wholesaling is a good way to get initial income.  This might be in need of some money to generate leads.  You can do double closing of the deal or do contract assigment.  There are plenty of other ways to grow the business...read..listen..rock and roll.

    Best regards

    @Charles Carillo Thanks for being my first post first off. Yea i have been listening to a lot of podcasts from here and have been watching the weekly webinars as well. these are all good bits of info and i appreciate the response.

    @David Kramer thanks for the welcome. that is pretty awesome that you have a rental here and your from San Diego. Ill PM you to chat about a few items. Thanks

    @Charles Kao Thanks for the info about the 3 RPOA meetups as i only knew of one REI and one for rentals. I currently do not have a team together to execute my plan. The only things i have currently is my LLC Alpha and Omega Real Estate Investments, my ability to learn and soak up info like a sponge, a few realtors then send me my search listings i asked for and a can do attitude.

    @Scott Matthew C. thanks for the welcome and i think right now wholesaling is my lane but i know i will be venturing into rentals and flips when the time is right.

    @Justin Windham Thanks for the welcome and im seeing just how many experts there are and I am ecstatic about getting into this business. The more i learn about it the more i get excited about it.

    @Saravanan Saravanan Thanks. Yes with the bit of education that i got from response.com and here wholesaling is my first venture for sure.  And I know i can succeed in this business and i will.

    To me this business is much like what i do with electronic repair but in a much higher dollar avenue. I buy electronic items at a low cost cause they are not working fix them up and sell them for more than i paid for. I help out, buy buying the item, the individual that has the broken item that may or may not have went in the trash and then help out someone who is looking for this item after its fixed by giving them a good deal. So the system made sense to me day one once it was explained to me.  Thanks everyone who has reached out so far. I appreciate all the help!

    Welcome to BP Dale!  Based on your initial conversation I believe you are on a great start.  Those podcasts are a life changer.  I started with #1 and now am at podcast # 242.  In my first 3 months I am already on my second property.

    Best of luck!

    @Dale Ferguson welcome to the world of real estate investing. I'm a investor for over 23yrs and it was one of the best decisions I could've ever made. My advice is to decide what area interests you the most and to stick with it until you've mastered it, then move on to something else. Everything is "shiny and new" right now but don't jump from flipping to renting to wholesaling etc. Stick with one. Attack it with knowledge. and move on to the next.

    remember to have fun!

    Best to you :)
