Hello everyone,
I have been looking through the site for the last couple of days and have found so much useful information. I have owned a SF rental in Virginia for a long time and my wife and I also have a townhouse in Washington that we are renting out. I have been wanting to acquire additional properties for quite some time and have finally got the courage to go for it! We are primarily interested in 2-4 unit M/F properties to buy and hold. We are always on the lookout here in DC, but the market is crazy here... we also have relatives in Cleveland OH and have been seriously considering trying to jump into the market there... any current NE Ohio, specifically Clevelanders who are willing to discuss the rental market prospects would be greatly appreciated. Looking forward to learning a lot from this site!

Hey Matt Dean, Ned Carey, Jason Cohen, Chris Drury, Deirdre Brown, Travis Lauchman, Leonid Sapronov and others,
So I've met with some local DC RE investors, and the consensus I've gathered is that there is a lot of interest in starting a meetup group for DC and the surrounding area. For those not familiar with Meetup.com, its a website where you organize meetings among people with similar hobbies.
This would be a group where new, inexperienced investors like me could find mentors or partnerships for their first investment, and the more experienced investors could offer advice, find partnerships, and find investment money. I would propose that the group stay true to the biggerpockets investment philosophy, offering free help without pressure to buy anything.
I am willing to organize this group but would request help from interested locals. It seems like a hotel conference room would work well, but I have no experience organizing something like this.
I am proposing that people send me their email in a colleague request, and I will setup the meetup.com group and email everyone link invites. From this we can guage the interest, and determine a good meeting ground based on how many people RSVP to a meetup. Let me know what you all think!

Is anyone attending the meeting tomorrow at 6:30 PM in Columbia?
I am trying to make it so I hope to see everyone there.
As a introduction, my name is Mike and I live in Nova by Tysons Corner. I'm a new investor looking for buy and hold properties but I am also open to flipping. I've been doing research for a long time now but it is taking me forever to take that plunge and buying my first property. I'm a little bit scared quite honestly. I am hoping that I can connect with people, learn as much as I can, and possibly JV with someone on a deal.

Hi Matt,
Don't you just love Bigger Pockets? I know I sure do!
Now is a good time to jump into the Cleveland market. Where is your family located in Cleveland and do you have specific areas or interest... east side and suburbs, west side and suburbs, Downtown?

Hey everyone. I just joined last week but have been soaking up whatever I can in the meantime. I am in Alexandria here, near the Arlington/Falls Church border, and I would be interested in local groups, either around my area or elsewhere in DC.
A bunch of us decided to get together a few months ago. The January meeting will be our third. We meet at my space in Fairfax VA, where I have a large training room (holds up to 40) with expansion space for another 40.
We meet to network, trade deals, contacts, and investment stories and most of all, learn from each other. None of us claim to be any sort of guru. We come with the belief that we can learn from others and may have something to share too. Each month, we organize our conversations around a specific topic, 1031 Exchange is coming up.
We don't have any product/course/boot camp to sell although some of us do provide services if meaningful relationships are built.
Shoot me an email if you would like to attend too.

Matt,
To get back to your original post. It is true that real estate is pricier in the D.C. region but it doesn't mean you can't find some doable deals. Case in point, I am about to close on a small office condo in Prince William county for $85,000. Monthly rent will be just about $1,100/mo. Annual NOI about $7,800 or about 9% Cap. Also, because this is a commercial property, the lease is likely to be 3 years or longer and my tenants won't be sleeping there at night.
This is a deal that I found on the open market (listed on MRIS,CoStar and LoopNet).
I think the D.C. region is safer than most others for obvious reasons and tends to appreciate in value faster than many other markets. Also, as you know, real estate in hyper local. Knowledge of the area down to the streets is important to your success and being able to drive to the areas you want to become an expert in is will give you a huge advantage. I hope this helps.

Hey Ryan,
Welcome to BP. I'm also from the other Washington. You should probably start your own post in the "New Member Introductions" area. There might be some local interest with investing retirement funds into real estate.

Welcome Matt D . There are a lot of super helpful people and great advice on this site! I’m a ‘fix and hold’ investor from the Bay Area in CA, and loving it! A lot of others doing flips, wholesaling, notes, everything.. A few tips..
You can tag people by typing @ before you type their name, then clicking their name when it pops up at the bottom of the message box. You can click on the ‘vote’ button if you like someone's post or is helpful, and there are ‘awards’ to earn on your profile. The "Learn" link across the top navigation bar has lots of great info, and most importantly, the BP members! Welcome to BP, and good luck on your investments!

Hi all,
I'm a 10-year DC/MD transplant and have been interested in real estate investing for a while; since reading Rich Dad, Poor Dad recently I've started taking tangible steps towards the goal of buying a first rental property. BP has been a great resource, and I'm happy to see a meeting of Capital REI coming up soon. See you there!

If anyone is interested, would be happy to take you out and show you the "hot spots" in Prince George's. Right now you can get $1,000.00+/month cash flow in P.G. No place else in the DMV that can say that. There are no "War Zones" in P.G.
I invest in Northern Virginia, P.G. and Baltimore, and P.G. is tough to beat for cash-flow, "fix and flp" or land deals.

@Jasmine Rhodes there are dozens of meetups in the DMV area. You can almost go to a different one every weekday of the month. Just do a search on meetup.com for real estate investing and you will see what I mean.
