A little about myself, I'm an Australian property developer and I've done relatively well over the last 15 years and now I'm looking to expand to buy and flip and also holding rentals in the US. I'm just starting to do my Due diligence and build a team. I'm a total newbie to investing in the US but I'm excited about the endless possibilities and looking forward learning from the collective wisdom of the BP community and also to sharing my journey as it unfolds.
Hi @Sam Jacobs welcome! My wife is Australian so we spend a good amount of time in both countries. She recently passed her citizenship test here and I've applied for my Aussie permanent residency for over there. The goal is for both of us to be dual citizens. We currently do real estate in the US but always talk about doing real estate in Aus. Especially as the Aus market softens even more as the economy struggles we think there will be some nice buying opportunities. Happy to share as much information with you here. Hello Sam! Your right about this Website and what it has to offer. You may have already thought about him but Mitch is only interested in taking your money by his commission. I typically do not like long distance investing. The people spoken about doing well may have been smart but lucky too.
To do anything that’s not a Turnkey owner with experience and onsite management needs to be within a hour’s drive or you are giving up any control to too many things. I don’t care how it sounds to you but there are just as many failures that don’t be publicly on the news or by journalists.
This country is full of crooks who also do not get many highlights. They are looking for people just like you and can be sold that something that creates losses by those who can be taken or do not use the control that is needed.
No matter how they make that sounds it takes hard work to succeed and I just don’t see how you can do it overseas unless you know somebody here that’s very trustworthy that you can afford and still make money. If you did well there, why not just stay there and do what was successful.
There are plenty of good deals around here but you have to be careful and in control to do well as have a known lender that will work with you. I’m not saying you cannot do it but be careful and have people here that are willing to work for you.
I liked your saying Team Members are part of what you’re working on because good ones are critical. Know the tax ramifications.

I definitely won't be jumping in blind mate. There are some Australian successful investors and companies which come highly recommended to me by people I trust. They have offices in the US and help OS investors source and analyse deals. Coming from a residential development background myself, I understand the importance of building a competent team and operating within my own risk profile.

Thank you mate, I appreciate it. I am sure I'll have more questions as the weeks go on. The aussie markets currently are very interesting. As most people would know Sydney and Melbourne have just gone through quite a large boom, followed by a small correction. However over the last 6 months both major markets have not only stabilized but in many areas there has been mini booms start again. Most likely a correction of the over correction. Some economic pundits have been saying for years that aussie property will crash as its overpriced. Interestingly enough, this still hasn't happened. Currently prices are generally stable in Syd and Melb, although Perth and most other places haven't had spectacular growth and either have been going backwards or had modest growth such as Brisbane.

You're amongst good people onboard here & you'll get a feel for those worth listening to. Just feel free to throw out any possible deals for a candid no holds barred appraisal by the guys on here as REI is so regional & specific to the laws of each particular area per se.

thanks for the welcome mate. Yes interesting times ahead for us :) I'm currently just networking with other Aussie investors who have quite a few runs on the board in the US as well as reading up like mad about the US investing landscape etc.
Which areas are you thinking of investing in? You looking at the brrrr approach or something a little more active? I'm looking to invest about 1.5m , probably utilising a more active, add value approach which suits my risk profile.
Once I jump in I'll post the deals I'm doing, hopefully will yield some good results!
Sorry for the slow reply. Have been super busy in the lead up to Christmas. This time of the year is always a struggle when comparing to Australia. Especially this year, it has been so damn cold!
UK market is a great opportunity at the moment. There is a lot of fear and mixed reports regarding what direction the market is going. Lots of opportunity!
