Hi BP community,


My name is Josh and I live in the Portland Oregon area. I've been a lurker for a while, and recently my wife has started listening to the BP podcasts, as we are thinking of jumping into the SFH rental market. We've owned one rental before (unintentional landlords due to a move) and loved it, so we are in the process of using Bigger Pockets regularly now as we begin our research.


We are currently focused on the Nashville / Hendersonville / Gallatin area of Tennessee as we have family there who can assist with first hand knowledge, but are exploring all options, and are open to any/all ideas and advice!


Just wanted to say hi and look forward to interacting with the community here.

    I am also located here in the Portland area as well and like to stay connected with our local investors/fellow BP followers. I focus a lot on our local market but happy to help analyze numbers and develop strategies for properties outside of the state.

    Hi @Josh Thompson! Nashville is a booming market for sure! Depending on your cash flow goals, it might be better to look in the outlying markets such as Hendersonville and Gallatin as Nashville prices have increased so much that they are outpacing rental comps. Let me know if you have any questions or need any help in the area!

    We have considered investing locally and may end up pivoting if we can't make TN work. Thanks for reaching out - glad to see a local face!

    Caroline,

    We are starting our search in Hendersonville/Gallatin but willing to look outward if the numbers push us that way. Hopeful that Hendersonville/Gallatin will work, as it seems to align well with both short and long term goals. I may reach out again soon with questions. Thanks!

      What sort of numbers are you looking to hit? 

      Nashville is not the midwest. It's largely an appreciation play at this point. Cash flow is scarce.
