If you consider your self a "South Floridian"...just kidding. If you live/work/invest/play in South Florida, lets connect and network to show the rest of the BP members how we do things when we aren't enjoying the sunshine state and the absolutely B-E-A-utiful weather year round!

Hey @Russell Tidaback just curious what is considered "south florida" ? Is that like Miami, or the Keys, or Orlando or Fort Lauderdale? (look at all those fancy keywords! Hopefully some folks have Keyword Alerts set up for those!)

Hello out there from Venice (Sarasota County). I am kind of new with 2 SFR homes. Has there been any BP meet-ups on the west side of the state recently or planned for the near future?

I'm a Psych. undergrad in Sarasota, still looking into making my first investment. Looking into triplexes in the area with my VA loan, and hoping that gets my foot into the door of real estate. I'm down for anyone interested in networking, I know there's a real estate meeting on Wednesdays which I have yet to check out.

Hi Brian G. !!!
Besides my main residence, no yet.
I've been networking here and there and also analyzing the market in the Boca Raton area for a little over a year, but I haven't pull the trigger yet. I sold my two properties out of state (California and Ohio), where I used to live, a couple years ago and invested all that money in the property where my family and I are living at now. Right now I am Working on my next HELOC so that I can pull all that money out and ready to invest in multi families in the Tampa, Orlando, Jacksonville area. Maybe in Ohio too.
Greetings !!!

@Chidi Nwadike how it's gone from a buyers market to a sellers market now. How much rents have climbed in the southern Florida market. The types of buildings being built now. The focus of investors, and the ones still sitting on the sidelines waiting for the market correction.

Hi everyone! My husband and I are looking to invest in Miami-Dade either through house hacking or a home flip. He has a construction/interior design business and is very knowledgable in estimating costs and post-reno values and could do all renos at cost. However, we are trying to better understand how to analyze deals and secure financing. Does anyone have any recommendations on realtors we could work with in the area who are knowledgable in this specific area? Will also check out events with BREIA- thanks for the tip, @Antonio Lopez!

I read through some of this thread....I see Florida is a tough market. Is there any investors looking for flx and flip opportunities with an ROI over 23%? Or opportunities for buy and holds with atleast a 11% Cash on cash return for their rentals? I would tell any investor from Florida to look into the Midwest states. Specifically Illinois and especially Indiana, the returns are very nice. Also we have the infrastructure to assist anyone who doesn't have a rehab team or property managers for their investing. If anyone wants more information about investing in the Midwest please PM me. Thanks

I recently moved to Palm Beach County from the Tampa Bay Area after a successful year. I am going to assign contracts until I figure out which way to go.
