Hey @Russell Tidaback just curious what is considered "south florida" ? Is that like Miami, or the Keys, or Orlando or Fort Lauderdale? (look at all those fancy keywords! Hopefully some folks have Keyword Alerts set up for those!)

What kind of action are you seeing in the RE market in S. Fla. now- it was heating up and I see a lot of high rise cranes on the landscape- the word is that they are working on the next bubble- what do you think? I also hear it is already slowing down and RE is leveling out after a few months of increase in values. What is your take on the market?

Definitely need to raise my hand for this one. I've just been educating myself for the last 3 months but i want to own my first income property by years end so i need to start networking... I haven't thought too much about it so I don't quite know where to start.

@, I generally think of South Florida as anything being south of lake "O". Of all my keywords, none were tripped here. : (
@, I would consider the Keys South Florida. Florida doesn't get any more south than that. : )
@, we may be building another bubble, but it's certainly still building here in Palm Beach County. SFRs, especially REOs, are flying off the market. May have same day multiple offers, and seem to be going at or above asking price.

I am a Miami Beach real estate investor and the prices are skyrocketing here!! Miami as a whole is a very unique real estate market, but Miami Beach is great during a seller's market due to all the international demand and foreigners paying top dollar. Finding the deals are the hardest, but with the right marketing and partners you can be successful in your investing pursuits in Miami!!

I have a duplex in South Florida --Hollywood. It's a fantastic place to invest especially if you want units near the water for cheaper than Miami and Ft Lauderdale. There's a lot of potential in Hollywood. The real estate is a lot more affordable and theirs still lots to do near the lakes, beach boardwalk, and the circle areas. A lot of building for residential and retail--and the city is pretty involved with balance in their city planning.

Wanting to raise my hand, but moved from Delray Beach to Orlando a year ago and miss it terribly!! Still considering investing in a rental in Delray Beach, Boca Raton or Deerfield Beach in the near future if we find a deal.
