Any non-US citizens invest in the US?

Hi BP community! Newbie here in real estate investing in the US. I set myself a goal to start investing next year, but kinda stuck at don't know where to start. I would love to network/have a brief chat with any non-US citizens who have already started their investing journey in the States. Keen to learn from your experience!

We have partners who are foreign investors. DM me and I will send you contacts for; attorneys, lenders, and accountants they have previously used. It is important that you hire professionals who have experience working with foreign investors.

Non-US investor clients typically create a US-based investment entity, often a limited liability company (LLC). The entity can, through power-of-attorney, authorize a third party to sign closing documents. (We strongly recommend having an attorney serve this role.)
Alternatively, I believe you can also get documents notarized outside the States at a US embassy.

Hi YungChien, have you found out about tax implications for non-residents? I'm on the same road as you are, trying to figure out where to start, and while everything seems to be quite straightforward I got a bit stuck on the tax matters. How to work around FIRPTA with LLCs and so on. Would be great to connect!

Hi @YungChien Huang, Nice to meet you. Although I'm an American, our mortgage company arm does quite a few loans for real estate investors that 1) are not US Citizens and 2) do not live in the US. We also have a real estate investment arm that, among other things, does work with non-US residents to build portfolios. We lend all over most of the US, but our real estate investment arm (construction, flip, rental) is primarily focused in Florida. I would love to connect and learn more about you, your goals, and how we might work together!

You can hire an attorney to be your agent or give someone a power of attorney to sign closing docs on your behalf. Alternatively, the docs can be sent to you and as long as the correct ones are notarized (per local custom and accepted by the escrow office here), you can execute the documents locally yourself.

I think generally you have to pay taxes in both countries you're making money in. I had income in both Canada and US, so ended up finding a tax specialist just for US/Canada and had them file my taxes.

Unless you have a partner in the US, most lenders will require you to use 40 - 50% down payment. So unless you would be buying cash, I'd suggest finding a partner in the US to make investments with.
