    The whole market is shifting not sure Nashville, even outside the downtowns the outer areas are are changing too. Keep your eyes sharp on ARV, DOM and inventory numbers. They will continue to increase and you need to make sure your deals a re the right ones to buy.

    We are seeing the same in the markets we deal with.  Higher interest rates, higher inventory and the economy drives the market towards a buyers market.  We watch DOM as that says more than the list price as the longer it sits, the greater the carrying costs and the less of the pie remains for your profit.  We have picked up deals that were sitting on the market that were poorly listed (photos, description, etc.) that with some cosmetic improvements, netted more than what many saw and hence passed on.  We also make sure we keep in touch with what amenities sell and what would be over improved and lost money.  The markets are changing and if you want to survive, you need to change with it and that may mean passing on deals that may have been a go a year or two ago.

    Kenan, I’ve been noticing the same trend, pricing in the core has made it tough to find spreads that pencil, but the surrounding areas still have some solid opportunities if you’re willing to go a little further out. Always open to hearing how others are navigating it, especially with material and labor costs where they are right now.

    Right on, Kenan! Nashville’s core has definitely tightened up, and savvy investors are finding better spreads just outside the city.

    Middle TN still offers solid flip potential if you're sharp on your numbers and local trends. Would love to hear more about where you're seeing consistent ROI, always good to swap real-time insights in this market.

    Deals are everywhere. I would offer investors should be "deal dependent," not tied to a particular neighborhood/area within the Nashville metro. 

    Had 3 clients pick up fantastic fix/flip deals in East Nashville, Wedgewood and Glenncliff just this past 2 weeks. 

    Deals are out there, an investor sometimes has to make the deal.
