Nashville is absolutely viable, but it’s not a “show up and print money” market anymore. It’s competitive, and the investors who win are the ones with tight underwriting and tight systems.

Here’s the real picture:

1. Deals exist, but they don’t sit long.
You won’t find freebies on the MLS. Most profitable flips come from:
• direct-to-seller
• small wholesalers
• agent relationships
• tired landlords
You need a pipeline, not luck.

2. Margins are thinner than people expect.
Nashville ARVs look attractive on paper, but rehab and holding costs climb fast. If you miss the budget or timeline, your profit evaporates.

3. Entry-level and mid-tier flips still move well.
Homes under the luxury threshold sell fast when they’re clean, modern, and priced right. The buyer pool is strong.

4. Over-renovating kills your profit here.
The smartest flippers stay in the middle of the market, simple layouts, cosmetic-heavy rehabs, nothing fancy.

If you’ve got solid contractors, a good lender, and you stick to conservative numbers, flipping can still work in Nashville. But it’s a business you have to treat like a business, not a hobby.

The market for flipping in Nashville is definitely competitive, but it’s not impossible. You just have to be quick on your numbers and even quicker with your connections. I specialize in investment real estate and see about 40 or so deals a month, most of which are off market. The key out here is really networking. The people who are active, plugged in, and consistently showing up are the ones landing solid projects.

Nashville proper has gotten tighter, but I’m still seeing flips happen in surrounding areas like Madison, Antioch, Columbia, and Clarksville. Those areas have better margins and less investor pressure compared to the core. It really comes down to buying right and understanding what the end buyer wants.

If you’re just getting into the flipping space here, I’d suggest walking as many properties as possible and going to local investor meetups. That’s where I’ve seen the strongest connections get built. Deals are still out there, you just have to be positioned to move when they pop up and build the relationships with the people that are plugged in. Let me know if you need any help with that.

Flipping is a solid strategy, you just need to have a plan in place and work with someone that has experience if you do not have any... It is always good set out with a good plan while working with someone that has been doing it for years either by internship/mentorship, or by partnership. This will give you more confidence and the ability to be more successful.

Couple things:

1. Know the comps for the right ARV2. Work with an experienced GC so that your timeline and project costs are fairly exact3. Work with a good realtor that can give you the right numbers for out price and market the property well when it is listed4. Have a mentor/partner to get through the unknowns

Flipping is going to be tough in any area where people want to live , and very easy in places they dont . It really doesnt matter where it is in the country .
