Deal Machine App Beneficial

Hi everyone, as a wholesaler I've been driving for dollars and now have a list of abandoned/vacant house I want to mail the owner's about. I work out of state so I'm only home on the weekends, also I don't have a large amount of capital for direct mail. I've downloaded the DealMachine app and wanted to get some feedback reviews about the app. Is it beneficial? Are they mailing the correct addresses? Anyone receive calls from motivated sellers using the app? Anyone close a deal using this app? All feedback is welcomed and appreciated, thanks!

I downloaded it two weeks ago. So far I’ve sent 12 mailers and I have gotten two phone calls from two sellers. Both want to sell and I’m closing on one of them with a Subject to deal

    First just wanted to make sure equity is understood.

    Let’s say the market value for a house is 100,000

    The owner has a mortgage for 80,000

    The owners equity is 20,000

    Now that equity is defined check this out: of the owner had a mortgage for 100,000 he would have 0 equity. Let’s say you need to buy the house for 50,000 because it’s in bad shape. Well the owner owes 100,000 so there’s no way they can sell it to ya for 50,000

    @Shelly Forte oh I see. they must have used a promo code to get 20.

    If you go into your app, click on get free leads, you have your own promo code you can share with others and if they use it to start an account, you both get extra credits :)

    I’ve been using the app for a week and love it so far. We’ll see if it produces any leads, but D4D lists are supposedly the best and most productive list you can get. The only thing I’m disappointed in was that I assumed for close to $50 a month the route tracking was included. When I realized it wasn’t I looked at the deal machine videos talking about how you HAVE to have route tracking. You’ll lose deals, if you don’t. So, I’m thinking I might spend the extra 5-8$. It’s $20 more...almost a %50 increase! Are you kidding me....that kind of over reach will make me take a harder look at other products

    DealMachine advertises that their software is insanely easy to use.  I have found that it is insanely difficult to impossible for me to sign up.  I have been trying for over a month.  I became interested after watching Max Maxwell interview the two reps/owners.  There was a promise of 1 free month and 40 post cards.  I have given up on that deal. They work through Intercom.  I don’t understand why I have to work through and pay a 3rd party.  There is no phone number to call and chatting is difficult and spasmodic.  Can anyone help?

    I just signed up for the DealMachine app and entered my own home address. Here's what it's Enhanced Search told me about my property...

    1. The "Owner Information" listed my name and age correctly, but it listed a job that I had 20 years ago as my current employer.

    2. The "Mailing Address" field gave me 8 addresses. One was the home address that I initially entered, two were duplicates of an employer's address from about 20 years ago, one was an old Mailbox Etc address that I had about 20 years ago, one was an out-of-state address from about 35 years ago, and there was a duplicate of that address with an incorrect zip code and street name suffix, and the last one was an apartment that I lived in when I was in college a long time ago. So there was one current address, and the rest were duplicate, incorrect, or old addresses.

    3. The "Sale Information" gave the correct date that I purchased my home, but not the price that I paid, and no previous sales information.

    4. The "School District" information was just the name of the county school district, which every house in my county belongs to. There was no specific schools listed.

    5. The "Property Information" listed the correct year built, number of bedrooms and bathrooms, and square footage. The acreage was listed as "0.00", even though my home is on about a 3/4 acre lot.

    6. The "Owner's Phone Number" field only listed one number, and it was very old. I forgot that I even had that number. My current phone number that I have had for almost 20 years was not listed.

    7. The "Owner's Email Address" included six emails. Only one was correct, and I used to use that one as a throw away. The other five emails were not mine, and appeared to be variations of my name, like scott_eisenmann@yahoo (which is not mine). One was almost correct, but it was a Yahoo address instead of Hotmail. My main email address that I have used for over 20 years was not listed.

    8. There was NO mortgage information, even though I have a mortgage.

    Conclusion: The only useful information was my name, square footage, number of bedrooms and bathrooms, and the date of purchase, but all of this information is easily available on Zillow or the online tax records. 

    Since it costs at least $49/month plus a charge for mailings and enhanced searches, I will probably uninstall this app and cancel my 30 day trial.

    By the way, if you want to try it, they usually offer a 14-day free trial, but if you use promo code "CLOSER" (without the quotes), you will get a 30-day free trial (as of the date that I am writing this message). This is not my promo code. I found it in the description of a YouTube video, and to my surprise it worked.

            Robyyn, were you mailing to your original list of 150 for a year, or did you increase the number of mailers?

            I too got the app, great potential, but very difficult to get a hold of someone from the company for support; the only way is by text messaging online- still waiting for a reply :(

            I plan to try it out for a month, but my question is to anyone that might know or the app. developer that has posted on here before. In an age where any and all data is $$$, how does your company guarantee that all my work, time and energy driving around and cataloging all these distressed properties, won't be wrapped up and later sold as "Leads" to other investors or companies to sell? 

            A list of distressed properties (potentially motivated sellers) with addresses, owner info (already skip traced and paid for) and current pics of condition in my opinion would be something I would pay for myself as an investor. I paid for the app subscription and somewhat like it so far, but just bringing up a point I haven't seen brought up.

            I thought the same exact thing about the data getting sold at a later point. Did you end up using Dealmachine? I wanted to see what your results were like.

            Hi Mason, I did try it out with the free trial period, good app for organizing your properties when driving for dollars or just coming across a property while out and about.

            I personally decided not go with it because, to get the full value/benefits of using the app, you have to proceed to actually have mailings sent to to these properties or calling them and this is where you can lose your shirt. At $1 per mailing or I believe also a $1 for skip tracing to get a potential number to call plus your monthly fee, you can easily see how this becomes an issue in the ROI department (with no monthly fee and just above fees, would make it ideal).

            I ultimately decided to use another app to organize my properties (not as robust but does the job) and then bulk mail and/or skip trace them). Not knocking the app, just not cost effective with several other options/ alternatives to to choose from. 


            Hope this helps.

            hey @Miguel wondering what app you decided to go with. I usually drive fir dollars and scrub my lists but id like to start Skiptrace and dialing. Thanks!

            Sorry for the late reply. 

            I ended up finding and using an app called Land Glide. I use it to quickly research the property's county info while driving, pin the properties of interest, later on export list of properties as a spreadsheet and send it out the my choice of skip tracing company.

             @robyynflahart, 2 years later - have you seen any success from deal Machine?

            @Jon Tripp stopped using it after a year of no deals. Such a bummer since it was an easy way for me to market.

            Are there other apps available that offer the mailers like this one?  The monthly fee plus the cost of the mailings does seem to make it very pricey.  Wondering if anyone has shopped it around.  Thanks!

            I've used deal machine maybe for about 6 months. I know that I didn't get any deals from using it, but 6 months is not a long time.  I've done several wholesale and retail deals, and I've found the best deals driving for dollars.  Currently, I'm looking for a software specifically for comps.  I'm getting back into purchasing real estate, so does anyone know of a good software for pulling comps?

            Horrible company! Do NOT do business with Deal Machine or their affiliates. If I could leave a negative review it would be -5 stars. After signing up for a subscription I ended up not using the service because it didn't work well in smaller markets. For the next billing cycle they increased my charges by $500 and did not notify me of the upcoming charge. It's hard to find any contact information for customer service but once contacted they refused to close my account or give a refund, instead advising me to use the subscription I had already paid for and my account could be closed at the end of the billing cycle. So they refuse to refund me for services they haven’t provided yet and won’t close my account for that reason.
