How many rehabs have you done at one time?

Hello all. As title states, I'm curious to know how many rehabs you have done at one time simultaneously. It doesn't have to mean at the same stages, but in one way or another be in the process of the rehab.

Thanks all.

17... eleven rental units and 6 retail deals. All completed start to finish in 5 months.

The scariest thing is how fast cash flows out of your business when multiple renovations are underway. Very scary!

A strong team, loyal well trained employees, stong lender relationships, and being just plain crazy will get your through it!

Thanks! That sounds like a great system. I have heard of salesforce before, but never used it. I will definitely check it out.

    Thanks.

I'm not doing nearly as many as some others here, but I find that Quickbooks for the accounting and Excel for everything else (scheduling, checklists, forms, etc) seems to work for me.

I currently have two rehabs going. Two is as much as I like to work on at any one time. I'm in the middle of one job and at the early stages of the second.

Bill Gulley - I always enjoy conversing on here with you as you come across as the laid back old-timer set in his ways, but you're probably a hell of a lot smarter than you give yourself credit for.

On the app. we built, it's not worth a damn as a marketing tool because no client gives a crap how we manage them, just that we get them done properly. It's not worth a dime either since it's not for sale.

BUT, what it does do is keep a large group of people with a lot of jobs, responsibility and money flying around, organized and together. As one person, I would have gone bananas trying to manage 2 rehabs at a time, but as a growing company, I didn't have the luxury of going bananas. I had to figure out a way to get it done efficiently and effectively without waste. We spend almost $1 Million a month renovating homes so we have a lot of opportunity for mistakes.

Now to your other point - if your people and teams aren't worth a damn, then no amount of fancy apps. are going to help you improve your workmanship!

Have a good one - Chris
