Does anyone had an experience investing in tax liens with the Tax Lien Wealth Builders?
Pros and Cons?
Thank you,
Elena
Hi. I attended the Tax Lien Wealth Builders workshop in Atlanta a few weeks ago. The workshop was very informative and will give you a good foundation to invest in tax liens. For about $300, you'll attend a 3-day workshop and they provide you with all the information you need, including a website that consolidates the various state and county processes into one place. Yes, the information is available for free if you look hard enough but this was very helpful. I've invested in about 40 tax liens since the training. Where it gets dicey is the upsell. During the session, they will ask you for financial information (nothing sensitive) under the guise of seeing what type of loan you are capable of getting. They are really trying to gauge your ability to pay for their training products. You'll be asked to step out in the hall during the general sessions for individual strategy sessions but they are more like sales sessions. If they see you have disposable income, they will come at you hard to invest more money into their training and software programs. I wasn't too keen on spending $35K on a program that I can't even try out but to each its own. I can advise that I'm satisfied with my $300 training. I can see the use of software and individual coaching. Their sales tactics just turned me off.
@Jaala Goodman-Robinson
I can pretty much guarantee there is no program worth $35k for tax liens. I can go get a masters in real estate and learn from 10 hedge fund managers for that price.
I went to the workshop and didn’t buy anything. A few days later I was contacted and told they wanted to consider me for client development. It’s also a very large investment in exchange for a customized mentorship. While chatting with their team is fascinating, there is an absence of online information available about the company, the team member told me neither him nor the director have LinkedIn accounts and no alternative was provided to review their achievements or qualifications. I was told if I want credibility they have testimonials. Testimonials are a huge red flag to me as they are difficult to verify and could be paid actors etc. The promise of wealth wasn't exaggerated and they seem knowledgeable, however I don’t make investments based on a dream and a promise. I haven’t signed any deals but wanted to reach out the community and see if anyone else has any experiences to share about their client development team? Has anyone on this forum actually purchased any of their products and continued to work with them?
@Jaala Goodman-Robinson please read all of our comments above ^^^^^^^^^^^^
I won’t be buying anything more from TLWB anytime soon. Honestly, I walked away from the workshop thinking they had underdelivered since they pitched it as a 3-day educational class and then spent much of the time selling more programs.
Trying to have me spend 25-35k after the workshop under the guise of being a “unique” client they’d like to “develop and mentor” as a long-term partner/client adds a level of slimy.
Thanks for the reinforcement to not buy into hype.
@Jaala Goodman-Robinson good instincts.
One thing everyone reading along should consider is how long it would take to repay your investment in a $10k, 20k or even 30K class by earning 5% on your money. Prince Georges county Maryland offers 20% return on tax liens. At the auction it gets bid down to 3-4%.
10/23/22 I returned home from a 3 day seminar in Burlingame CA at a Marriot hotel and it was a waste of time because they talked about everything but didn’t teach us how to navigate the tax lien process. Btw they didn’t pass the smell test and many elderly people were scammed into buying their 35,000 dollar Platinum training level. All the skeptics gathered outside of the hotel to express our relief that we didn’t fall for their BS. At least 25 to 30 people signed up…you do the math. Look up real estate workshops (same company different name) and read about all the complaints 😎
This is specific to South Carolina but it is very similar in many states.
This information is right there on the County Website. It is a pretty good explanation.
The expertise comes from doing it for many years.
You learn what to look for, how to bid, what things typically go for etc.
Go to an auction, see how it works, talk to people who are doing it and ask questions after the auction is over or during lunch. Take someone that looks like an expert to lunch. These are the best ways to learn.
It is not Rocket Science, but many people will pay 30k because they want to be spoon fed or don't know where to find answers.
Have questions feel free to ask - it's free. I have even spent 30 minutes on the phone with several people explaining the process.
I have been buying tax liens for about 15 years and have quit my day job as an electrical engineer due to the Tax deed rental houses I now have.
It takes work. You must spend time researching properties and I drive by every property that I am willing to bid on. I have driven by as many as 900 properties in preparation for an auction. That is after I spent a week online eliminating ones that I could tell where too nice or in too bad of shape or in a bad area. I see people buy a tax lien on a house that has been badly burnt because they did not go drive by the property. Don't be this person!
You have to put in the work to be successful at this!! You also need to have cash or access to cash to buy Tax Liens. Find a money partner if you can do the work. Check with your local Real Estate Association, get an equity line against your house, pay friends and family an interest rate for their cash investment, etc.

Hi - I just signed up to BP and also just attended a 3 day event for Tax liens Wealth Builders held July 29-31st in Dallas, TX. I and hubs are new to investing so still trying to do our due diligence to know which area of RE we want to move in but I knew for sure tax liens/deeds were one thing I wanted to invest in. So when I saw their first meeting I was like hey lets go. So we did. All that was said was very impressive and inviting so we signed up for the 3 day with no hesitation. Again there was a lot of info given at the 3 day and I did like the idea of being able to utilize their platform for a year for free (Well of course the event cost $300) but I somehow felt we would need more "education", mentoring and help. So as we waited to know the cost which we already knew there would be when he (Jay) said $34k we already knew we were not doing that. As stated they took us out in the hall for "strategy" sessions that were geared towards finding out where we were financially. The girl I believe her name was Victoria with Lighthouse - was not very friendly at all. She was somewhat cold towards everyone be it they qualified for financing or not. Our strategist Owen while nice you could tell he was not truly there for "you" but to get you to buy in. Well no one twisted me and hubs arm but we did sign up for the $10.5k level they had. Which would still give you access to the two sites Jay showed Property Edge Pro (a lot like Propstream) and MarketPlace Pro (for investors to keep track of their tax liens/deeds). We were high on adrenaline from the event but after we got home and the smoke cleared we realized that we didn't really need what they had. So we decided to cancel, had 3 business days to do so. We paid Sunday (July 31st) and so I sent my request yesterday (Aug 3rd) to cancel and in about an hour got a response back saying someone would call us shortly. We never got that call. And today I sent an email asking when someone would be calling us early this morning and still no response yet. I have since called and left a voicemail and so right now we are just waiting for a refund so let's see how this all goes. I am not saying they are dodging us or that they are a bad company but truly you don't need them for tax liens/deeds. They do offer weekly classes and etc but I feel that the way it's set up it's designed for you to do more schooling then actual bidding. Again after coming back down I feel hubs and I can take what we learned at the 3 day and apply it. So hopefully the will just do right and refund our money and we can all move on. I will update on how the refund goes.
Did you ever get your money back?

Typical seminar sales tatics- free workshop, intro low cost workshop were you get the hard upsell
Hi guys, I’m currently taking their 3 days course and now it cost 400$. Just wondering if anyone actually their program
I just completed the weekend program for $350 and as a newbie, I don't feel it was a rip-off. I learned a bit about the process and was given info on how to get started researching on county websites and also info on the lifecycle of a lien. I signed up for the free intro 1 evening class that was full of 'too good to be true' info so I was skeptical going into the weekend class but wanted to know more. About 30% of the weekend class was useful information, and during that time all of the participants were present, but the other 70% of the time was a bit filled with a mixture of fluff, personal stories, rah rah macho talk about domination, and stories that gave the audience FOMO. During this 70% of the time, they individually took participants out to the lobby to have one on one talks about their personal situation and reasons for being there and also to push their $35k Diamond Level annual membership. I have only good things to say about the team that did the presentation and I enjoyed talking to my advisor but there was no way I could wrap my head around spending that much. Initially I didn't understand why these professionals were traveling around the country doing this type of shpiel if they were having the type of success they presented during the weekend. I estimate that there were about 60 people on the first day and it dwindled down to about 25 people on the third day. I estimate about 10-15 people signed up for the diamond level so that is a pretty good chunk of change. The information was not presented in handout format, but on a screen, so notes had to be taken throughout the weekend so that was disappointing as it was hard to scribble info down quickly and also understand what was important/unimportant. I couldn’t find any positive reviews about the diamond level, but would love to hear a first-hand experience.
Hi guys, I’m currently taking their 3 days course and now it cost 400$. Just wondering if anyone actually their program
I paid $395 to attend the Danver location, it was very informative, lots of websites introduced, but I was not one of them who invested the next step of paying $35K. I will tried out their website which costed me $395 anyway, I will try a few tax liens to see if there is any result. Wish you luck.

Run away fast when they start with their 35k coaching system 😎…it screams fraud
Does anyone had an experience investing in tax liens with the Tax Lien Wealth Builders?
Pros and Cons?
Thank you,
Elena
For us it was pretty much as scam.. On the first "Free" introductory meeting you get some valuable info about how the process goes. But the presenter misleads you and try to make it as simple process. In his presentation he indicated that buying liens or deeds was as simple as going to their website and just clicking on the property and buy the lien getting a guaranteed 18%- 25% interest return or a property if taxes we not paid. Just like in amazon.!!! We felt for it and paid the $300 for the full seminar where you will learn how to analyze the property and make sure you were not buying a lien for a sidewalk. Liens/Deeds on big cities fly away in seconds, you will be run over by big investors. You are limited to small counties or less popular cities on the middle of nowhere.
I went home and started reading about tax lien investment and found out that EVERY state puts up their liens and deeds for auctions FIRST, and investors must bid either to pay more for reduce the % of interest. ONLY after the bids are done the UNSOLD liens/deeds go for direct sale and guaranteed max % return. As you can imagine the unsold debt are pretty much the left overs, bad deals, garbage, sidewalks, 1x1 lots...
Anyways we had paid for it and attended to the 3 day seminar. The first day of the seminar was motivational speaking, telling ppl how to become rich with this deal (still not mentioning anything about buying left overs or OTC deeds) Every presenter gave same little speech, of course they all said "You don't need money" and keep pushing their lender, which is pretty much themselves with a different name asking for 3% interest a month... A few hours after starting our seminar they started pushing "Advanced training sessions" trying to squeeze more money. End of day one was all BS.... We asked for a refund, as they had offered "Guaranteed Satisfaction and Refunds" if asked for it on the first day. We put on their face that nothing was said at the training, that the first presentation was misleading and they lied to us. We never got our money back, had to file a claim with CC company.
This people take advantage on others illusion of making money, and it is pretty sad. We could see trough the beginning there was something off. keep showing examples of how someone got a whole house for $100 back taxes. Not mentioning that although it is possible not everybody forfeits their properties, most people pay their taxes. And chances are even smaller where you are scrapping from the leftover garbage to find a good deal.
Stay away, there is plenty of free material and books online that lays out the process which is simple but needs dedication. Call the counties were u want to buy. You don't need an special training to buy them.
I just attended one of their presentations. Stayed for the 3 days and learned a lot. Saw where made mistakes in past flips with contractors.
I thought I got my moneys worth as my friend and I split the fee. I like the fact that the software combines everything into one place. However I did not buy the package. My friend and I could have split the cost of $35,000 but we prayed about it and felt we should not invest.
I have taken Sales and Management Training and saw the techniques used that get people to buy. My friend and I both felt that with all the information and helpful sites such as this one, we could have help without paying the high cost. Instead we chose to walk with care, check all facts and be careful as we use the money we saved to invest in properties and liens.

The 30% of information that you found useful that you spent an entire weekend to learn and $350 could have been spent researching online and asking questions on here and facebook groups in less time for free.
The thing that I can never get past with these guys is that they spend all of their time traveling around, charging people tons of money to learn this secret method to make millions. They claim to be pros at it… then why wouldn’t they be spending their time making money themselves using their own system?? Vs trying to teach it to strangers.
Don't pay for information that is readily available for free on this forum.
Hey I'm new to the real Estate thing how can I avoid the the fall and the mistake by doing by myself.
By educating yourself with the free or low cost (books) Info available. Lots of info her on BP to read through.
See if you can find a local to you mentor.

Hi - yes I actually did get my money back! I am so sorry for the super late reply. I stopped coming on BP when I lost interest in REI but I am back now and ready to try again in 2024! Not with tax liens - but wholesaling and hopefully some fix/flips!

@Will Sifert hi - super late to reply...as I stepped away from BP as I didn't think I wanted to do REI investing anymore but I do so I am back and glad this site exists because I definitely have learned a lot since our time at that tax lien event and have all plans to do things different this time around!
Elena,
I am also looking into joining this company and yes there is a lot of information out there so you can do it yourself but what I'm running into is for me I need someone to personally help with all the steps and the software to cut down the time. Yes tax liens are by county and each state has tons of counties, then each property has to be researched and looked at by Google and it takes time. If you are scared in any way about putting money down in any type of investing like purchasing tax liens when your not sure what your doing, you will freeze. That's were I'm at, scared, working for someone else, no retirement and knowing a lot of information but spinning my wheels. No one helps for free.
Tax Lien Wealth Builders are different then Tax Lien Wealth Solutions
Hi - I just signed up to BP and also just attended a 3 day event for Tax liens Wealth Builders held July 29-31st in Dallas, TX. I'm so bad about getting back to people! I forget I have a BPs account! With that said yes! We did thankfully get our money back! I'm glad you all changed your minds!
