Pace Morby's Subto Mentorship is the BEST!

I have been involved in Pace's Subto community for over 2 yrs and it has just become better and better. I was a little apprehensive about the cost because I have been in other mentorship groups which did not really deliver as promised or the engagement was lackluster at best. Six months and you are usually done. I am still learning new things every week. I am in a accountability group weekly. I do the #dalilydial, a mon thru fri daily meet up online with other new and experienced investors lead by an incredible leader, #carolinecane, and weekly guest speakers who share the time and knowledge freely. I have received so much value from Pace and the Subto community, I am so happy I took the plunge!

Hi @Darrell Gibson I’m considering this mentorship also. How many deals have you closed while doing this program? I’ve seen a lot of rave reviews, but wondering how much everyone is actually doing. It’s one thing to learn and get information, application and results are a what I’m interested in. I appreciate your input!

    @Darrell Gibson Also, I just re-read my reply and I absolutely don’t mean to sound critical or judgmental. I don’t mean to imply that YOU don’t use application or have results. Just wanted to clarify my tone. I’m just genuinely curious and you don’t have to share if you don’t want to.

    @David Beall Its gone up over the years. I paid $7800 when I joined. Call and schedule an appointment, inflation may have changed that price. I do know they offer veteran/military discount, make sure to ask if your active duty or veteran.

    What is cool about the community, is that you can close a deal before you even start. Pace has monthly Elephant Challenges where anyone can join and partner up with SubTo and Gator student to get a deal done. I myself haven't closed a deal I am currently on my second day in SubTo. Im absorbing all the knowledge the regional leaders and guests have to offer on zoom calls and trainings. My plan is to absorb knowledge this week and take action next week.  My goal is to close my first deal with in 30 days. I wll keep you posted on my progress. It is definitely doable to close a deal before you finish your studies. The best thing is that everyone in the community is willing to help you or partner with you to get you your first deal. AWESOME community to part of just like Biggerpockets.

    I just signed up for the Creative Fiancing Bootcamp after purchasing Wealth Without Cash. Maybe this is a primer for his mentorship(?). 

    Thank you for the information about special pricing for Veterans.

    Are you able to share more about the Gator program? I saw this on YouTube and wondering how to get involved.

    @Patty C. The Gator program is about providing funding to the creative finance buyers to close the deal. Such as providing the EMD for a deal. The gator would make a fee from the buyer. I don't know much about it but I will be joining the gator program after I complete the Subto training I will keep you posted. Look forward to seeing you in the Creative Finance Bootcamp.

    I'm just here to say that there is an infinite amount of value in Pace's mentorship program. As long as you have an abundance mindset and you're willing to take consistent action you have every resource available to succeed. Within the first 2 months of joining we did a deal, and the access to the contracts, confidence, and assistance is well worth the fee to join. 

    Community and collaboration is so important in this business. If anyone wants to know more I'm happy to hop on a call and answer more questions!

    Someone mentioned he lost his licenses in Arizona. So I am curious why he lost his licenses in Arizona ?

    It seems odd or may be not that the shills and fake accounts started showing up after Pace rug pulled the very people who fed him hundreds if not more people who paid thousands of dollars to join. So be suspect of these posts.

    Pace’s videos just screaming - marketing!

    “subject to” is very difficult deal to pull on this market.
    1. The seller has to trust you will all his money, credit and much more - usually these deals are better with relatives or good friends
    2. It’s a sellers market - if someone want to sell the property - there is no need to sign shady contracts - every listing is going under contract within weeks.
    3. If seller want to sell it much higher than market and take a chance that the buyer walks away from paying his mortgage - he will want money NOW….not the structured payment as Pace described. 

    if you have few extra K’s to lose - go do your due diligence and use the $$ as a downpayment on real property

    I just joined Subto last week. I am taking the course and definitely learning a lot. But I don't come from a real estate background so I guess I would learn loads regardless. 

    I definitely don't know enough real estate to read through bullsh*t clearly, but I know enough and am starting to get a little suspicious. There are some subto questions about the liability/value for the seller that I can't seem to get answered yet, and I am starting to worry I won't get them answered ever. I certainly don't have the confidence at this point to recommend anyone I know and love to sell their house subto in our current market or to one of his people. 

    Also, the enormous marketing campaign is sketching me out: the style of the landing pages, the hundreds of emails and links to new offers, the constant emphasis on value, and the cheesy/fake positivity... starting to feel very MLM kinda scammy. 

    I think the biggest value is the community and the access to contracts, but I have yet to really engage in the community in person or use a contract, so I don't even know how legit those are. 

    I guess, to get to the point, do you know anyone personally who has successfully purchased a property subto or seller financed one using Pace's contracts and methods? Have you gone to meetups? Are they normal people or is everyone drinking some Pace flavored kool-aid?

    And lastly, when Pace introduces a concept in the subto course and reassures us that all our questions and objections will be answered because "we'll go into all that later on in the course," does he actually answer them or does he keep kicking the can down the road till you get to another paywall? 

    I want to believe this is not a silly waste of time and money but a real opportunity, and I'm looking for reassurance that we aren't all putting too much trust in the "success" stories shared all over social media and the community.

    Do they tell you upfront how much money you need?
    Do they explain what happens if a borrower files BK after a sub2 deal?
    Do they explain happens if the person you sell to files BK is a POC filed on both loans?
    Do they have a counter of how many people are in the community and how many total deals they have done?
    Does the sponsor of the group share addresses of properties they did sub2 and how many deals they are doing?

    Brilliant questions.

    I found that he has a FREE Facebook page and FREE youtube videos. I haven't seen anyone post about anything that he doesn't offer for free already.

    So, why pay $7,800 for the same thing, according to some posts from people who “joined”. Not getting anything more but pushy sales people wanting to upsell you even higher.

    From his other "paid for" page, a few deals get done and get posted on the FREE page to promote the "paid page". But of 111,500 people you'd expect a lot more action. It looks like the group as a whole does about 12 deals a month, nationally, which is a 0.00010762 per cent success rate people involved.

    I read through some of the posts by "members" and there is a lot of misconception about how banks, loans & lending, deeds, sellers and courts actually work. That could be poor training, there are gaps in knowledge in his presentations, and it could be people are lazy and even if they spend lots of money, they don't study hard to learn the fundamentals and they spew bad information on the posts thinking they "have it down".

    85% of those were by people who only did one transaction.

    The above is seller financing and is not all sub2.

    that has to be just deals that have homes or buildings on them right ?  Since the vast majority of dirt deals lots and acreages are owner financed I would expect that number to be much higher than 83,000.00  but if that is the number then those fishing in the sub too pond are going to find it pretty darn difficult to do a deal much less get any kind of volume.

     People I know get a lot of value from these groups. You could benefit and learn how to subto with no money down, there are many like you who think it is impossible. I personally am not involved.

    Lol. That's my point. 
    Seems the only one making money on Pace Morby's "mentorship" is Pace Morby. But, a lot of people "feel good" about spending $7,800 to join a group.  (-: Ron LeGrand charges $59 a month for the same experience, only he is very careful about how he teaches. (Videos, contracts, and help all included and he will send you FSBO leads for your County.) I'm not here to hype Ron LeGrand but, just sayin'. ;-O 

    For Pace Morby I saw that there was also a second level and a third level with much higher entry costs like $20,000 or something.

    Why people, why? Don't you have more sense than this? heheheheheheh

    I could train anybody to fully understand sub-to including all the risks and rewards in about 2 hours... for $0. You'd become a happy client. And as a bonus apparently you'd save $7k+.

    But I won't close your sub-to unless you demonstrate the means and ability to problem-solve if and when it goes sideways.

    Here's a tid bit for you. There are plenty of "creative finance deals" done by people that really don't know any better, that by not recording the deed transfer, think they are somehow being clever. Let that sink in for a second. What could go wrong, right? Those transactions don't show up in the reports.


    They are doing Subject To "table closings" in the home, with older and distressed homeowners not using escrow or they are getting a cooperative escrow company to not record even though title has changed. Not very kosher and probably against escrow rules, but certainly stupid.

    All that because they fear Due on Sale and scrutiny.

    In one large Facebook group on Creative Financing, the owner of the group page is convinced and has his groupies convinced that you put Subject To transactions into a Land Trust and the bank can no longer foreclose. I gave a couple of court cases disproving that theory and I got banned. It was a very funny conversation, (I was nice about it, they weren't), but it's their being a "part of a group" that makes then "feel good". So much for my foray into Facebook.
