Hey @Marcial Lopez! I’ve invested in Columbus and Dayton myself and have helped a lot of out-of-state investors get into Ohio’s markets. From my experience, Columbus has been great for appreciation and steady rent growth, while Dayton offers stronger cash flow and more value-add opportunities if you buy right. I’d recommend keeping an eye on neighborhoods near universities or hospitals rental demand stays solid there year-round. If you ever want to compare numbers or talk through what makes sense for your goals, I’d be happy to share what’s worked for me and my clients.
Looking to invest in the midwest market specifically Detroit Michigan & ohio / Indiana
Hey Marcial. I invest in Columbus, OH, and I currently own over 60 doors. Many of the people I work with are out-of-state investors. From my experience, it’s definitely a market worth considering. Columbus is friendly to landlords, offers good rent-to-price ratios, and is great for appreciation. On top of that, huge companies like Intel, Meta, Google, and Amazon are expanding in the area, boosting the city’s economy, job market, and population continues to grow stronger.

Hey Marcial, great markets you’re looking into! The Midwest is really solid right now for investors who want cash flow and stable long-term growth. Detroit has been improving a lot but it’s more of a block-by-block market, so you’ll want to know the areas well or work with someone local. For Ohio, I’d definitely recommend taking a look at Columbus—it’s one of the hottest markets in the region with strong population and job growth, tons of major companies moving in like Intel, Amazon, Google, and Honda, and still very affordable entry prices where you can find deals that hit the 1% rule in the $120–180K range. Indiana has good options too, especially in places like Indianapolis, but Columbus really stands out because of how much development and appreciation potential it has while still cash flowing. Happy to connect and answer any questions you have!
