Ready to buy my first house hack

I'm looking for some advice on what to have in order before buying my first house hack. I've been waiting for the moment where I'm ready to buy for so long, but now I'm feeling unprepared. I'm 23, steady job, single income, and plan to buy a duplex and house hack. I've already been approved by my lender for a conventional 5% down loan and have about $20K set aside for downpayment and closing costs and $10K in an emergency fund (hoping this is enough). I plan to invest local to where I am now, Fox Valley/Green Bay/Appleton WI area. 

Does anyone have advice on what to have in order before really beginning to look and make an offer? I already have a realtor and my next steps are to find a property management company, but I don't really know what to expect for expenses like lawn care or other initial costs. Do I need to set up a separate business bank account or credit card for this purchase, where does the rent money go? What should I be keeping in mind for when taxes come around? What type of insurance should I be thinking about if I'm owner occupying? What else am I forgetting?

I feel like I might be getting caught up in analysis paralysis right now, so any advice from people who have house hacked before would be greatly appreciated!
