Need help with an interesting deal..

I need some insight on this new deal that I came across.. I'll spare the details of the entire deal, but basically I have a family friend that recently acquired a probate property and I offered to help them out. They seem interested in working with me and I would like to wholesale their property. I provided them with all the information on why/how I could help them sell their property better than an agent. They recently got out of probate court and provided all the details about their property. I need help from an experienced wholesaler who may have been in a similar situation and/or someone who can provide helpful steps to close this deal in the best way possible. (:

 Why do you think you can do this better than an agent can and get them a better price? seems like you are mixing business with personal which is never good.
