Need help with an interesting deal..

I need some insight on this new deal that I came across.. I'll spare the details of the entire deal, but basically I have a family friend that recently acquired a probate property and I offered to help them out. They seem interested in working with me and I would like to wholesale their property. I provided them with all the information on why/how I could help them sell their property better than an agent. They recently got out of probate court and provided all the details about their property. I need help from an experienced wholesaler who may have been in a similar situation and/or someone who can provide helpful steps to close this deal in the best way possible. (:

Why do you think you can do this better than an agent can and get them a better price? seems like you are mixing business with personal which is never good.

@Chris Seveney She doesn't have the time, energy, or money to deal with the property on top of everything else in her life. I thought of it as an opportunity to help relieve some stress from someone I know while simultaneously making a profit from the time, energy, and knowledge that I personally invest. I'm looking at it glass half full and would like some help/guidance on what steps I could take to resolve this situation.

As wholesalers, our role is to simplify the selling process for sellers. We do this by understanding their situation and offering solutions with the resources we have: cash AS-IS offers, no need for repairs, flexible closing times, zero realtor commission, no deductions for closing costs, and no formal showings or appraisals.

Your deals will come from sellers for whom your offer is the best option due to their circumstances. If listing with an agent is still their best choice, make sure they go that route and refer them to a good one.
