How to get on local wholesalers list?

Question

Hi all,

I'm a cash buyer in North King / South Snohomish county area. Typically I am a flipper but have done buy and hold. I have been trying to reach out to local wholesalers to get on their distribution lists but haven't had much success. Wondering if anyone had any ideas (or if you are a wholesaler) on how to get on a buyers list (and actually get sent the decent deals). The New Westerns and the mass ones that are picked over haven't worked for me so far.

I would suggest consistently posting on Facebook groups both that are area/local real estate focused, and the larger ones..I would name them, but my post may get removed.

You can utilize a website like Investor Lift to aggregate off-market deals. Most major wholesalers utilize the platform to dispo there deals or find deals to JV. For you, you may find a deal, but if not, you will find the contact information of people doing deals in your area. Call them up and give them your buy box and let them if they get a deal in that area, to call you first before they mass advertise it. Just getting on an email blast list achieves nothing, you are just seeing what has made it past the VIP buyers. Real estate is a relationship business, so call them up and create that relationship.

Yep  @Bob Stevens & @Nathan Harden are spot on, Facebook groups for sure-- it is a slog though, prepare for a lot of follow up. Also once you find one good one it unravels the entire community from what I've found. Ask for other wholesalers they've worked with in your local market: that has worked for us! I would just advise a word of caution when working with new wholesalers, make sure you check for clean titles and do correct due diligence on deals. There are a lot of novice wholesalers (generalizing here) that are just in it for the fee and will leave you with a toxic asset. Just look on the local FB and other RE forums, I assume your cash. If not, well just call your local realtor

Get on local Facebook groups and reach out to wholesalers directly on there. Best place that I have met wholesalers besides local meetups.
