How do I find buyers?

Hey guys, new here.. Question! How does one go about finding buyers? I've been guided over here as it's a huge networking platform but now that I am here, where should I search? How do I get in contact with some? I have a deal lined up and the last step is to connect with some buyers about the opportunity. Would appreciate any feedback!

If you already have a deal lined up, don’t wait until after contract to find buyers. Start building that list now.

For buyers: join local Facebook investor groups, go to REI meetups, search recent flips on Zillow/Redfin and reach out to active investors, and call “we buy houses” ads. Ask simple questions: what areas do they buy, price range, flip or rental, and can they provide proof of funds.

Big tip: avoid buyers that say “send me everything.” Serious buyers know exactly what they want.

And if your deal is in Los Angeles County, make sure you know buyers for that market specifically—not just Phoenix.

Carson’s answer is probably the most direct way to do it. Pull recent cash sales in the same zip or nearby zip codes, then look for repeat LLC/private buyers and track down the mailing address or principal.

I’d also make sure your numbers are tight before blasting it out. Buyers will forgive a newer wholesaler, but they usually won’t forgive a bad ARV, vague repair estimate, or a deal that doesn’t have enough spread.

Hey Hunter, congrats on getting your deal lined up. Finding buyers is actually the easier part once you know where to look. A few things that work for me: join local real estate investor Facebook groups in your market and post the deal details (address, ARV, rehab estimate, asking price). You'll get responses fast. Also check Craigslist real estate wanted section investors post "we buy houses" ads there. For a more targeted approach, pull the recent cash sales in your deal's zip code from county records those buyers are already active in that area and might want another one. Cash buyers show up in public record. Pull recent cash sales in your zip from the county recorder, the LLCs that show up more than once are your list. Cross-reference with the mailing address on the deed, that's usually where the principal actually is.

Honestly, networking is everything in this business. BiggerPockets is a good start, but I’d also recommend joining local investor Facebook groups, REIA meetups, and connecting with wholesalers/realtors in your area. A lot of buyers are cash investors that are constantly looking for deals, but they want to see solid numbers and transparency.

If you have a good deal, buyers will come — just make sure you know your ARV, rehab estimates, rent comps, and exit strategy before pitching it out. Start building a buyers list now because it’ll help you on every future deal too.
