    Are you needing a 30 year note or something for rehab to BRRRR?

      Thanks Mark,

      Most DSCR (30 year fixed) lenders will have a minimum loan amount above that (I do know of one that could work, but I need more info to confirm)

      Otherwise, a Hard-money group should be able to help, as long as there is enough 'meat on the bone' on the back end to refinance out of it

    Mark — before sending him to lenders, I’d get the deal reduced to a one-page snapshot.

    At minimum: purchase price, current value, rehab budget, expected ARV, property condition, intended hold period, cash available, borrower/entity structure, and whether the exit is sale or refinance.

    On a $69k property, the loan size itself may eliminate a lot of conventional DSCR options, so the real question is whether this is a small balance rental loan or a bridge/rehab deal with enough room to refinance out cleanly.

    Once you know that, the lender search gets much easier and you avoid sending him to three people who all say no for different reasons.

    Difficult to find options for under $100K loan amounts but there are some. I have seen DSCR loans where there is a $75K minimum appraised value and down to a $50K loan amount. If a fix and flip loan, it will be harder to find a lender at this loan amount. Important to do your research as business purpose loans such as DSCR and fix and flip loans aren't regulated like owner occupy loans so the loan terms and rates can change at any point all the way up until closing.
