@Jiyoung Chun For out-of-state investing, I’d put a lot of weight on the PM before buying anything. A good local PM can usually help validate rents, neighborhood-level tenant demand, turnover expectations, and often point you toward reliable contractors too. I’d also have them review any property you’re seriously considering before you finalize your numbers.

Jiyoung, since you already own two rentals, I’d focus less on finding a generic “investor-friendly” agent and more on building a Dayton team that already works with Section 8 and out-of-state owners.
For the agent, I’d ask how many investor purchases they’ve actually closed in the neighborhoods you’re targeting, whether they understand rent-to-price ratios, inspection issues, and Section 8 rent/payment standards, and whether they can connect you with contractors and PMs they’ve personally worked with. For the property manager, I’d want to know their current unit count, vacancy rate, leasing timeline, maintenance markup, inspection process, Section 8 experience, and how often they communicate with out-of-state owners.
I'd also underwrite the property independently rather than relying on projected rents from the seller or agent. Include property taxes, insurance, vacancy, repairs, CapEx, management, and any expected turnover costs.
From the tax side, since these will be rentals, I’d also evaluate cost segregation once the property is placed in service. It may accelerate depreciation, but the important question is whether the resulting losses are actually usable under your passive-loss and material-participation situation.
And I wouldn't rush into adding multiple LLCs simply because you're buying out of state. An LLC can help with liability and ownership structure, but it does not automatically create tax savings on rental income.

@Jiyoung Chun You already own two doors, so the next step is making the Dayton operating bench prove itself before the next buy. For Section 8, I would pressure-test approved rents, inspection turnaround, vendor coverage, and who actually meets contractors. Are you locking a Dayton buy box first, or still comparing whether the next doors stay in that metro?
