Hey everyone, I've been listening to the Bigger Pockets podcast for a few months and am excited to finally join the community and meet some great like-minded investors. As of today, I own and live in a single family home and am looking to learn a lot in 2026 to hopefully transition my home into my first rental property in 2027 to start my rental portfolio.
Hello Parker! I am also new to investing so take what I say with a grain of salt. My first thought was to take out a HELOC for the down payment on your next property. If you are going to live in the new property and rent your current home you could use an FHA loan to only put 3.5 percent down. I am still in the learning process of this all so definitely do your research before pulling the trigger

Welcome to the forums! Sound like the perfect time to learn the ropes — local Birmingham landlord-tenant laws, property management basics, financing options, and rental-ready upgrades. Reading case studies and connecting with investors now gives you a huge head start for 2027.
Get out and network at Birmingham REIA meetups. Connect with other investors in your area and lenders!!! to learn how you can best leverage the equity you've built up to finance your first rental. That's where all the online learning starts to make sense in practice.

Welcome aboard, @Parker Black . Since you already own a primary, start learning the numbers now and position yourself so that the first rental in 2027 is an easy transition.
Parker, using a HELOC can work if you have enough equity in your current home, but you'll want to make sure the numbers make sense first.
Another common strategy is what was mentioned above—moving into the next property with an owner-occupied loan (like FHA with 3.5% down) and then renting out your current home.
Before doing that I would look closely at a few things:
• Equity in your current property
• Your debt-to-income ratio for the new loan
• Whether the rent will fully cover the mortgage, taxes, insurance, and maintenance
From my experience self-managing rentals, running the numbers carefully before converting a primary home into a rental makes a big difference.
