Hey everyone, I've been listening to the Bigger Pockets podcast for a few months and am excited to finally join the community and meet some great like-minded investors. As of today, I own and live in a single family home and am looking to learn a lot in 2026 to hopefully transition my home into my first rental property in 2027 to start my rental portfolio.

Hello Parker! I am also new to investing so take what I say with a grain of salt. My first thought was to take out a HELOC for the down payment on your next property. If you are going to live in the new property and rent your current home you could use an FHA loan to only put 3.5 percent down. I am still in the learning process of this all so definitely do your research before pulling the trigger
