Hi everyone ! I'm Meron Bekele , and I'm based in Las Vegas . I'm glad to be here and look forward to getting to know you .

My background includes nearly two decades in banking , finance , risk management , and accounting . More than five years have been in property accounting with Multifamily and single family rental portfolios .

My work includes reconciliations , monthly close , and financial reporting . I enjoy figuring out why a balance doesn't look right or what caused an expense to change , and making the explanation clear .

I'm here to meet rental owners , hear about your experiences and challenges , and learn from your perspective . I'm happy to contribute to conversations where my accounting knowledge can be useful .

Are any of you from Las Vegas too ?

As a banker, what is your response to those of us who use alternative financing to achieve our goals? I am usually within a few thousand dollars when I reconcile accounts. :-)

@John Leland, I can see why investors use alternative financing when a conventional loan doesn’t fit their goals. Coming from banking and risk management, I’d look at how well the repayment terms fit the property’s cash flow.

A payment can be affordable today, yet a large balance due later can put pressure on an otherwise healthy rental. My question would be: if refinancing or selling takes longer than expected, can you still carry the property comfortably? That breathing room would matter a lot to me. And you made me smile with the reconciliation comment.

The accountant in me would still want to find those missing thousands!

Do you usually use seller financing or private loans?

Welcome, @Meron Bekele. I’m not in Las Vegas, I’m based in Maryland, but your property accounting background definitely caught my attention. I work with landlords and real estate investors, and good records become especially valuable when something doesn’t go as planned with a property.

I’ve worked with landlords where we needed to look back at leases, payments, expenses, notices, and other records to understand exactly what happened. When the financial records are organized and everything lines up, it makes it much easier to work through the issue.

I like that you’re bringing the accounting side into the community, @Meron Bekele. It’s different from my work as a real estate attorney, but the two cross paths quite a bit with rental properties. Happy to stay connected and exchange perspectives here.

Thank you for the warm welcome, @Diana Khan ! I agree, your work as a real estate attorney and mine in property accounting connect closely. You help landlords understand their rights, responsibilities, and options when problems arise. Clear books can support your work by making the financial details easier to trace and explain.

For example, when a tenant’s balance is questioned, an accounting record that connects each charge and payment to the lease and supporting documents gives you a clearer starting point. I appreciate your perspective because it shows how useful good bookkeeping can be when an owner needs answers. I’d be happy to stay connected and exchange perspectives with you.

    Hello Meron,

Welcome to BiggerPockets! I’m also in Las Vegas. I ran a team that focuses on delivering high-performance rental properties to clients. I also own multiple single-family rentals.

While you have an exceptional background, real estate investing can be relatively straightforward and low-risk when you work with an experienced investment team.

We have delivered more than 600 investment properties to over 170 clients, most of whom were purchasing their first investment property. I have asked many clients how much time they personally invested in the process—from getting started to receiving their first rent payment—and their answers typically range from eight to 12 hours.

Another advantage of working with an experienced investment team is that you receive a master class in real-world investing throughout the process. Plus, there is typically no difference in fees between working with a traditional residential real estate agent and an investment-focused team; you simply receive significantly more value.

Real-world investing knowledge is critical. Everything you learn from seminars, podcasts, books, and websites is useful, but it is general information. You will purchase a specific property in a specific city, subject to local rental regulations and market conditions, not a generic property in a theoretical market. You will also need reliable local resources and service providers. An experienced local investment team already has the knowledge and resources you need and can provide a master class in real-world investing.

    My Recommendation

Find an experienced local team and learn investing as you purchase your first property.
