It becomes a project with a clock on it.At that point a few things change:• Holding costs start compounding• Scope creep becomes more likely• Contractor coordination becomes the real constraint• Financing options usually shrink instead of expandSo two properties that look identical on paper can have completely different risk depending on what stage the project is in.A clean property with known problems is usually far safer than a half-finished property with unknown ones.That’s why I tend to think about these situations less as “real estate risk” and more as project management risk.Curious if you see the same pattern in Chicago — especially with properties that get halfway through a renovation before a new investor steps in.
