I completely agree that maintaining conservative assumptions on vacancy, CapEx, and turnover is critical to avoiding unnecessary risk.

The constraint is skilled humans who can wire, maintain, and expand these systems.To put real numbers on it: Nvidia is paying top-tier electricians as much as $495,000 a year on certain hyperscale and AI-adjacent projects.

A PM has no equivalent incentive.Their listing reputation is directly tied to how well they maintain your property.

Assumming your turnover-to-list time is consistent, your total turn-time is going to highly rely on your ability to begin showing the property after your tenant has provided the 60 day notice and before they move out (while they're still living there).If you can't show it until the tenant is out, your current turn time is effective.

Avoid anything that could trigger confusion or concern on their end.If things still stall, calling the housing authority early in the morning and asking for a program supervisor tends to be more effective than continued online requests.

I am evaluating a property that has a pending lawsuit that is effecting financing and may in the future require a special assessment.However, more common is HOA can make flipping difficult.  

So, if I want to get rid of habits, it's more effective to create good habits to replace the bad ones.
