I'm hoping for expert advice regarding my Self Directed IRA investment, mainly due to my SDIRA consultant having retired, leaving me with no idea where to turn.

I am looking to connect with the other investors and share knowledge and maybe new investment.I am new to this filed, I bought my first property last year 2025 in June, in Kissimmee,FL,Iam having management team  that they rent as a STR. i am planning to go fully into this field as my  background is in hospitality industry.

Also, you cannot take the photos with your cell phone—you need expert lighting and skill.

I bought 6 unit property in Wildwood,NJ,in November 2024, doing rehab now,  should be done by May 2025I am planning to subdivide 6 unit building to 6 separate condos and sell fall 2026, , if there are any experts in 1031 that can help me?!

Local knowledge materially changes how much uncertainty you can tolerate, and experienced operators absolutely earn the right to take more risk in jurisdictions they know well.I’d agree that spending real money early—whether on civil, DD packages, or other upfront work—is often the cheapest way to find out a deal doesn’t work.
