Outside of that, I dont naturally feel I'm in danger because I have an accurate and grounded perception of what the situation actually is. 

So many moving parts mixed in with so many approaches, perceptions, assumptions and expectations.

So in reality, for vast majority of time, it's just a perception, or selling a perception, of certainty that the deal will factually close. 

When can we all sing kumbaya together in perfect societal nirvana?

Yet the prevailing public perception is that landlords are simply raising rents and generating excess profit, which in many cases is not accurate.Real estate today is not what it once was, and this trend is likely to continue.

For Real Estate Agents, there is a wildly WRONG perception as to what a professional Investor Agent is, and how it's viable. 

The solution you describe is considered proper, but FEW people will realize that and the perception of it will be poor.

At peak times the complaints and reviews skew downward as a perception of value decreases, and inversely in low times.Its also the law of averages, do this long enough and at any scale you're not going to like everyone who comes through your door.

These either will be brought back to a degree or we will go onto Societal bankruptcy.
