Turnovers with good tenants suck, but to me it was great that a family was buying their first home and vacancies happen.

I wanted to buy 2 quads and 5-10 unit.

It's also easier to exit if you're buying 1-2 units.A BTR will likely work better at scale with with 10,20,30+ homes that could be sold as a portfolio on the exit.

This will work itself, in the interim the cheap folks will get picked off first still leaving fruit for those of us who updated prices.

I’ve noticed that the note investing space is built on relationships, not just numbers.For those who buy or sell notes regularly, what’s your best tip for building long-term trust with other investors or brokers?

It could be a great project. There are so many folks that would probably benefit from it that are new or who might simply be interested in such a thing. I don't know if this is self promotion or simply an education.

Follow up with sellers may yield the fruit of last years initial, 2nd and 3rd contacts.
