Over the last 12–18 months, I’ve noticed a pretty significant shift in where the best deals are actually coming from.What I’m seeing on the “buy” side:Turnkey STRs are still trading at strong multiples if they’re well-designed (A-frames, chalets, cabins with amenities)A lot of listings look like deals but fall apart once you factor in:Occupancy limits (Septic-sized occupancy limitations are a big issue here) Deferred maintenance of older homes ( Many homes here were built in the 1960s-1980s)HOA Fees for where these properties exist.

I see this all the time with well-designed Poconos properties:The same families returning annually.Friend groups rotating who books each year.Guests extending stays because they didn’t want to leave.That repeat behavior is incredibly valuable.

If you have a well located, well stocked/appointed/designed property, in a good market and you buy at the right price you can afford to pay a PM, make modest cashflow, and enjoy having the property use and get the advantages via tax, principal pay down, and appreciation.That is also one reason why I launched my limited service offering at 10% to help achieve cash flow goals for my clients.Do you mind clarifying what you include (and not include) in your 10% offering?
