Split A lot, re zoning property Tampa.

Hello,

I am looking for guidance into how to subdive a lot in Tampa Fl (Inside city limits).

Lot size is about 14000 sqft.

Zonning currently is RS-50 which states that lots should be a minimun of 5000 sqft.

Ideally would like to split it into two lots.

Does anybody have experience doing this in the area or can point me in the right direction?

I tried to see if i could re zone the house to be a multifamily but due to future development i was not going to be able to do it.

Talking with the City of Tampa zoning department has been helpful for all my zoning questions in the past. Mind you I have not subdivided lots, but reaching out to them may be a start if you haven’t already. If for at minimum having a papertrail of documentation for future reference.

You can call the building dept and use the phone tree to get to zoning. You will need to schedule and intake session with Development and Growth Management where they review the items you need

You will need a survey, site plan, proposed structures, etc.

After that you formally apply on the Tampa Accela site

Website is user friendly and you can always call the zoning department; I have found they are receptive to investors and developers

Hello Jorge Perez in Tampa? You say there is a house on the 14,000 square foot lot? If the house is built in the middle, then you have to demo the house to subdivide the lot. You have to go to the City Plans Department, call (813) 274 3100. Bring your Title etc.
