Starting up/ Section 8 / BRRRR

Hello BP community,
My husband and I have been saving and are finally ready to jump into the real estate business. We have been tossing around the idea of different real estate ventures. 

One we have been looking at (because low start in cost) was purchasing and renting to section 8. We have found a course/seminar through Tom Cruz. Anyone have any feed back on this guy or his courses? 

Also talking about BRRRR, how did you do you first one? Close to home and do the work yourself? Out of state and contracted it?

I was wondering if you ended up taking the Secrets to Section 8 course with Tom Cruz and have any feedback on it? I am investigating it now.
