Welcome to our Question Of The Week!
Many newbies are always asking how they can get started, and I will without a doubt say "join a meetup"! Let's talk about how meetups have benefited you, where you found one, and how it helped you grow.
For those of us with a few deals under our belt, let's talk leveling up. Have you ever joined a mastermind? How did you evaluate which one was right for you? Was the cost worth it? How did it help you level up?
Let's talk about growth! Share your thoughts here!
Outside of jumping into the RE industry as a career, meetups and networking are the most essential step one can take when building business and a portfolio. Seasoned investors like to tell their story and share both their successes and failures to those that will listen - if you're not there, you won't receive this valuable info.
I've found that even if you do not initially participate in the conversations due to your lack of knowledge on a particular subject, continuously showing up and learning reveals to others that you take investing seriously and are willing to do what it takes to succeed. Additionally, the more you learn and the more value you provide (capital, time, or skillset), folks will take a chance on you because you demonstrate your ability to be dependable and resourceful.
As time goes on and the more you learn, deals and opportunities will eventually come to you because you are "in the room where it happened." These meetups and masterminds are the room - if you're not predictably and routinely there, then expect to be left out :)
There are many apps to find networking events. I think Facebook groups and WhatsApp groups work great because it is so much good stuff popping up and you can start a relationship with people who are active and just get to know them and have someone to look up too. People are open to meeting and helping, sometimes when stuff happens or you need help and a connection they know people to help you. So what i think is more important is to join a group, ask questions, and then connect with people who answer you.
I started hosting a meetup once a month just to collaborate on investment strategies and opportunities. It's so fun and a great way to meet other investors!
My husband and I have participated in many Real Estate meetups. Networking is one of the keys to success. We have personally met realtors, financial advisors and lenders that have helped us build our portfolio over the years.
So I have done a few real estate meetups, including ones where I was the guest speaker, and I was in a mastermind group with 4 other dudes for about 3 years. The mastermind group just stepped down from weekly to monthly, as everyone in the group (myself included) have been kind of just coasting for the time being with the hot market and low deal funnel.
Real estate meetups - didn't find a lot of value in them for me personally. Most everyone was either a newbie or someone trying to market their services. Almost no actual investors were there, just people who wanted to be investors or wanted to sell products to investors.
Mastermind - I loved it. Ended up friends with these guys and it was great to have someone to talk shop with and get ideas from outside of BP since everyone I know in real life is either a poor slob or has no interest in real estate whatsoever. Couldn't talk to anyone in my circle about any of this stuff because they were either bored or took it as bragging.
@Alicia Marks meetups have been instrumental in my growth. I moved to the USA from Australia 4 years ago so had no network at all. I started attending meetups and building relationships and have now done over 75 deals predominantly with people I meet at these events. I would not even be close to this if I hadn't attended these events.
I couldn't find an active meetup here in the Tampa Bay area, so my partner and I started one! The issue we are having is members and also attendance. Two meetups have been scheduled, but no one signed up. Here is a link to it- any suggestions are welcome!
For Single Family and Short Term Rentals, meetups was all I needed to significantly grow that business. Still have 10 of those and not planning on selling those anytime soon.
However, when it came to multifamily 100+ units, I definitely needed more insight and coaching. Went to multiple meetups and joined an educational mentor and mastermind group from teams I met at the meetups. Basically interviewing the coaches while I was at the meetups Through the guidance of the program I joined, in 12 months I syndicated 3 large apartment complexes (139, 260, and 170). My company is the lead GP on 2 and I am a team GP on the 3rd. In my second year, I'm about to syndicate my first development and planning on doing another large apartment in the same quarter. I do owe it all to the what I learned at the meetups, educational group, and masterminds.
Meetups and events have been awesome! I agree with a lot of folks on here that they're all about how much effort you put in. If you make an effort to really get to know people as people, you'll get a ton of value from it! Also, on a more pragmatic level, the people you meet at these types of events all tend to like talking about similar things - personal growth/development, how to be a better person, cool hobbies, and other interesting things outside of real estate. I try to not talk about real estate at all until I've learned more about the person. It makes for a great way to meet more friends!
Meetups, masterminds, LEARN TO ANALYZE DEALS I put that in caps because even some "investor friendly agents and lenders" will provide what they think are deals that just don't make sense. And definitely dive in once finding a deal that fits your needs and don't over analyze.
My next level up step is learning to raise capital (Anyone know any good syndication or partnership attorneys?) I have been getting a list of people willing to invest but no idea how to structure multiple people on one deal etc.
