Anyone use Wholesalers?

I’m finding for the most part that folks are telling me to avoid finding deals on the MLS in this market and to work with a wholesaler. Anyone use wholesalers in the Lehigh valley area specifically?

I wholesale in Montgomery, AL.

Wholesalers come in all shapes and sizes.  Many are beginners or amateurs that can't close on the deals they are getting under contract.

Make sure a wholesaler has a good track record with other investors in the area and has a good reputation with the closing attorney/title company they use.

If they don't have this, look elsewhere.

Hey @Justin Dziedzic - agreed with what @Oluwafemi Kolawole mentioned about counting dollars on the deal when it comes to buying from a wholesaler. I've attempted to wholesale and it costs a lot of marketing $$$ to distinguish yourself from the rest of the noise in such a saturated field.

Are you focused on any specific type of investment criteria? Buy-hold, flip, rehab, etc.? If so, I recommend attending a couple of real estate meetups near you as wholesalers & private lenders frequent these events and its a good intro to other wholesalers.

Wholesalers will also want to work with you if they know you're a serious buyer. It's easy to find buyers, not easy to find deals - so a good wholesaler is worth their weight, set yourself up for success by communicating your serious intent.

I would put some effort into marketing for off market deals.

Real Estate is in a downward trend just as the rest of the economy which makes it imperative to get the best deal possible. There are a couple cheap ways to automate marketing to motivated sellers and plenty of free ways if you have the time to put towards it.

The way I look at it as an agent is every home on the mls has been passed over at least once... If it's really a great deal why didn't the agent buy it. Wholesalers are great but the same concept applies. Especially in a downward market that no one knows where values will be in 6 months, as a flipper or BRRRR investor our spread is getting very thin.

Overall goal is to brrrr buy and hold properties. I guess what’s keeping me now is that I’m into utilizing the MLS and my own forms and it seems that most people aren’t budging on pricing, at least in my limited experience. Open to all suggestion s

Very rare to find great deals on, MLS. I have done about 500 in my market getting maybe 10 from MLS,

The rest are wholesalers, sheriff auctions, tax liens and private sellers.

@Justin DziedzicWholesalers are a great resource for finding deals. The main downside is they aren't going to be as knowledgeable about what the ARV might be as well as rent comps compared to an agent. That's something an investor-focused agent could fill the void on if they own rentals in the area. If the investor-focused agent is really good, they will probably source their own off-market deals as well.
