How to find partners

Question

Hello everyone,

My name is Lorenzo. I am 19 years old and interested in commercial real estate investing, specifically multifamily and apartments. I want to start building my portfolio as soon as possible so by the time I'm 30 I reach my goal of $100k/month cash flow (which I don't even know if its realistic). However, I've been struggling because I've only been thought about acquiring deals with seller financing or traditionally with loans. But I just realized that there is many more ways to do this, and one is partnering with someone that has capital. So I was wondering what is the best way to find people to partner with and start building that portfolio together? I also eventually want to get into syndication but for that I need a track record which is what I'm trying to build currently. Anyways, thank you!

@Lorenzo Lopez Hi Lorenzo, good for you for putting yourself out there; we all started somewhere, so don't let anyone tell you that you can't do something. Your goal is not unrealistic; many things are possible with real estate; I would love to help you out if you would like, you can message me, and I could give you some advice on how to get started, i.e. house hacking if you're able, networking is vital, as well as education, listen to podcasts, read books be a sponge, ask for help like you're doing here, and with hard work you can do it bud!

1. Network w/ value. Identify a skillset you have that owners, investors, or agents don't and provide support there. It could be video production or even something as simple as setting signs out. You'll maybe make a few bucks doing this but you'll also build up a network who you can lean on in the future.

2. Partial investments. Mogul.ooo is a great marketplace to get started. You can invest in to a home with $100 and start collecting cash flow, then sell shares as the property value grows.

3. Join your university's investment club. If they don't have one, start one. This club won't primarily invest in real estate, but you'll get exposure to a lot of investment concepts and practices.

A good start would be to network with other investors. Go to NETWORK at the top of your screen and you can search for other investors and investment groups in your area. You can also check meetup.com or search facebook for real estate investment groups, clubs, or meetings in your area.

Working your way into a syndication deal as a GP is possible..not easy, but possible.  You need to provide value in one way or another.  This is what I did.  Syndication/leveraging OPM is a great way to scale quicker.

@Lorenzo Lopez Network, network, network.  Hone in on your skillset and find partners that are strong in other areas. Tell them what your goals are in real estate. Find someone that is looking for someone with your skillsets and create a partnership. Exactly what I did to get into syndication.  My skillset to start was underwriting.

Where or How can I find people to provide value to? I have been practicing my underwriting/deal analysis skills for a bit now and I’m pretty confident in them. I am also confident in my skills of building pitch decks. I would love to help and provide value, just don’t know where to offer it.

No one will partner with you if you do not have anything to offer. Bring a good deal and the money will be waived in your face.
