Are the good ones on MLS?

Hi heard most of the deals are off public sites. Is that true? If so, where are they found? I’m not much of a door knocker 😏

You can just pick your neighborhood and drive around. For hours and hours..... You will see properties that interest you no matter what your goals. Try to meet someone, or go to the County Recorder's office, get the owners name and write them a note.

No one starts out wanting to door knock, but it is a viable way to find properties. On market properties can be great deals but by doorknocking/coldcalling/mailing off market you can offer convenience of not going on market and save the owners some money in that respect. This in turn allows you to offer a lower price to the owner and leaves more meat on the bone for your strategy.
