📌 Methods to Find Distressed Sellers in 2025

Hey everyone,

I’m curious how wholesalers or larger investors are currently finding distressed sellers, specifically through marketing strategies.

Just to clarify: I’m excluding networking or referrals here — I’m more focused on digital marketing or other direct methods that don’t depend on personal connections.

Also wondering if in 2025 it’s still worth it to pull lists (pre-foreclosures, bankruptcies, divorces, etc.), or if there are newer techniques that deliver better ROI.

So in short, what do you think are the best strategies in 2025 to consistently reach distressed sellers through marketing?
