I need help buying a second investment property.

Hi I need advice on how to buy my second rental property. I bought my first one four years ago in 2020 with a 3.2% interest rate and I have about 100,000 in equity and low payment. I don't wanna do a cash out refinance because I don't wanna lose my interest rate I don't have a two year employment history, but I could get there in the next year. What is the best way to buy a second property or best way to go about it for long term rental?
