Purchase Agreement Review

Hello! I am new to BiggerPockets and REI, and am on the hunt for my first rental property. I was sent a PA for a property I looked at yesterday, and I was hoping that someone could tell me whether everything looks legit.

My mom is a real estate agent, but she has no experience with investing. She was freaking out about No. 7 because the current title holder is not listed, but my understanding is that this is an AB BC wholesale agreement. 

Also, the LLC wanted me to make an offer by 9:00 PM yesterday--is this pretty common in the investing world?
