3. Have systems - use them (require all to do so).

4. Have standards - enforce them (you get what you tolerate).

Have systems in place and follow them, especially for maintenance requests - every tenant likes to act like a minor problem is an emergency.

Hold your self and your tenants to high standards. Make property rules and enforce them. Charge late fees and evict in accordance to your lease. By having rules and following them, tenants will take you seriously and will respect the property more.

Over communicate. Notify tenants of property maintenance, when certain services or areas will be offline and what is getting done.
